Maintaining a small-town vibe through growth

In the early 2000s, East Shoreham’s community faced a difficult decision. East Shoreham, which locals simply call “Shoreham,” sits on the northeast corner of Brookhaven, a town that was experiencing a recent population boom that suddenly made it the second-largest town in the entire state of New York. This growth left East Shoreham potentially poised to undergo a massive wave of development and expansion, one that would bring new commercial and residential opportunities but could also fundamentally change its character. In short, the hamlet faced an existential dilemma: To boom or not to boom?

Ultimately, residents and town officials settled on a compromise that sought to capture the best of both worlds. Following an extensive study, the community created a plan to improve traffic flow, preserve historical properties, expand recreation opportunities, revitalize and protect public parks and designate specific regions for mixed business and residential use. In the two decades since the study was published, much of the work has been realized. “Even with Route 25A running through the hamlet, East Shoreham is still a quiet community that maintains a small hometown feel,” says Norma Dispenza, a real estate salesperson with Daniel Gale Sotheby's International. It has grown, and yet it is still the kind of place where neighbors get to know each other. “It’s very neighborly — everybody knows everybody,” says Mildred “Millie” Thomas, an associate broker at Signature Premier Properties who has been living nearby and selling homes here for over 30 years. She says many locals connect through Facebook groups or when taking their kids to sports games and practices, which are a big deal here. “It’s really a great town,” Thomas says. “When I go to the store, I bump into people all the time. It’s just the way it is.”

Shoreham Beach, state parks for hiking

Shoreham’s mile-long private beach along the Long Island Sound is reserved for residents and their guests. It’s the go-to spot for swimming and sunbathing, and there are designated fishing areas. Lifeguards keep watch during the summer, and a mobi mat and beach wheelchair are available on-site. East Shoreham doesn’t have any marinas, but kayaks can be launched at the beach and the Wading River Boat Ramp. It’s another easy spot to launch a kayak but also well-suited to launching boats. As part of the Town of Riverhead, locals can get a $20 parking pass that earns them access to every beach in the town. “I go to the beach all the time,” Thomas says. More inland, Robert E. Reid Sr. Recreation Center is home to a community garden, a playground and a popular BMX track. Nature lovers also find plenty to do just outside East Shoreham. Rocky Point State Pine Barrens Preserve offers wooded trails for hiking, biking and horseback riding, and the nearby Brookhaven State Park’s 1,638 acres have 25 miles of hiking and biking trails. Wildlife is abundant in these areas, and both parks offer seasonal hunting opportunities. “We also have a trail that runs on the north side of Shoreham that you can walk all the way to Miller Place, Mount Sinai and points east as well,” Thomas says.

Older fixer-uppers starting at $450,000

Most of the neighborhood’s older homes, usually built between the 1960s and 1970s, are ranch-style homes, hi-ranches and the occasional Cape Cod. Homes built from the 1990s to the present tend to be larger colonials or new traditionals. According to Thomas, the neighborhood is split into sections north and south of Route 25A. “Years ago, everybody wanted the north because it was near the beach,” Thomas says, adding that many subdivisions there provide homeowners access to private beaches. “And then south of the highway got more popular when some newer developments were built.” Two- to three-bedroom homes sell for between $450,000 and $600,000 — even a beachfront home can sell within this range if it’s small and needs updating. Larger homes with four or more bedrooms typically run from $650,000 to $1.2 million. "There’s a big range, but on average, homes here sell for $650,000," Dispenza says. Although it's a beachfront community, flooding is a minor concern in East Shoreham, but flood insurance is often still recommended. The community’s CAP Index crime score is 2 out of 10, which is lower than the national average of 4.

Gatherings on Shoreham Beach, Duck Pond Day

The Shoreham Shore Club, which manages Shoreham Beach, organizes activities like holiday parties, sunset wine-and-cheese gatherings, an annual picnic in August, an Oktoberfest celebration and a New Year's Day polar plunge. Shoreham Village has several annual events, too, but the community actually shares many of them with Wading River thanks to the two communities’ joint Chamber of Commerce. Wading River’s Duck Pond Day is the community’s biggest event. “The farmers sell fresh produce, and there’s a couple people who raise bees and have fresh honey, and we have music,” Thomas says.

Local restaurants, farms with fresh produce

Osaka Japanese is a popular hibachi restaurant, and eat + drink is known for its creative cocktails, but most of the area’s restaurants and shops can be found in the nearby Wading River Shopping Center. Greek Island Diner is a go-to breakfast spot with plenty of gluten-free options, including pancakes and French toast, and Phil’s has a relaxed sports bar vibe. King Kullen has groceries close to home. Heading to local farms or farm stands for fresh produce is also a big part of life here. “My office is right next to a farm stand, so I just go next door to get my fresh vegetables, which is awesome. And I live next to a 55-acre farm,” Thomas says. “So I love that. I grew up in Brooklyn; we didn’t get any of that.” The farms even draw visitors from out of town, she says. “We do get a lot of traffic from people from Nassau County and Queens and New York City who come out to buy fresh vegetables," Thomas says. "And pumpkin season, we get a lot of people out because they want to buy pumpkins and pies and apples.”

Sports and extracurriculars at Shoreham-Wading River High

Niche gives the Shoreham-Wading River School District an A-minus. Students can attend Miller Avenue School, which has a B, from kindergarten through second grade before moving onto the A-rated Wading River School for third through fifth grade. Next, there’s Albert G. Prodell Middle School, which also has an A, and Shoreham-Wading River High School, which has a B-plus. Thomas says that athletics are big at the schools — not just football, but sports like soccer and wrestling, too. The high school, which has a student-to-teacher ratio of 11-to-1, also offers media production, robotics and newspaper clubs.

Exploring Long Island by car

Route 25A and William Floyd Parkway run through the neighborhood, making it easy to explore Long Island in almost any direction. On the North Fork, Greenport is 32 miles away, and Westhampton is 17 miles away. Montauk is much farther, coming in at 60 miles from home. The closest Long Island Rail Road station is in Port Jefferson a little over 9 miles away, but most residents don’t have cause to use it very often. “We’re not that close to New York City, so a lot of people are professionals that work locally,” Thomas says. “Teachers, police officers and professional people that can work at home, too, that don’t have to travel to the city as much.” When they do want to get there, the trip takes about 2 hours by train. St. Charles Hospital and Mather Hospital are both about 10 miles away, and Long Island MacArthur Airport is 23 miles away.

Grassroots community support for beloved Wardenclyffe

East Shoreham is also home to the Tesla Science Center. The last of the famous inventor’s laboratories left in the world, it was here that Tesla built a transmission tower in an attempt to create a wireless communication system, one that he hoped would connect the world. The communication tower was torn down in 1917 when Tesla’s project ran out of money, but the simple red brick building endured, though it fell into disrepair. From 2012 to 2016, massive support from locals in the form of donations and hands-on volunteer work restored the lab, which they call Wardenclyffe after the original owner of the land, a potato farmer named James Warden. Now, a $20 million project is in the works to turn it into a museum and a center for both education and innovation. Disaster struck in 2023, shortly after the project broke ground. “There was a fire there last year,” Thomas says. “But they’re not going to tear the whole thing down, they’re going to repair it.” Grassroots support has once again been essential to these efforts, and locals have proven themselves ready to put in the work.

There is no supermarket in Shoreham, but Stop&Shop is less than 10 minutes away in Rocky Point. (King Kullen in WR is pricey) Positives of Shoreham: * Good school district, no longer the crown jewel it was many years ago, but it is still solid * Several beaches, most are private HOA/club but one is a town beach * Close to farms/breweries/vineyards * Relatively safe Negatives: * Not much diversity * Restaurants in Shoreham and nearby towns shut down at 9/10 PM (even diners!) * A lot of NIMBYs * You're stuck with one wifi choice (Optimum), and they suck * It feels a bit isolated from the rest of the island * Nearest hospital is pretty far, almost 20 minutes away (minutes matter in life/death situation) * If you work in Western Suffolk or Nassau your daily commute is going to be a killer. It's around an hour from Melville with traffic, for reference. If there's an accident or something it's worse. * High paying job opportunities out here are not as much compared to those areas.
