Wakefield’s East Side is a walkable community near downtown amenities

Wakefield’s East Side offers a variety of housing near downtown restaurants and the commuter rail to Boston. “It’s a very vibrant town. It’s really grown in the past few years, and I've noticed more younger people moving to town,” says Bernie Starr, a broker associate with Berkshire Hathaway HomeServices Commonwealth Real Estate who lived in the Wakefield area for 17 years. “They’re building a lot of condos and apartments in the general vicinity of the commuter rail.” That growth has reached the East Side, which is close enough to downtown that many of the turn-of-the-century homes here have been converted to condos, and new townhouses and condo complexes have been built. Wakefield’s parks and the Breakheart Reservation state park are close, as are U.S. Route 1 and Interstate 93, two major routes into Boston, which is 14 miles away.

A variety of housing options to buy or rent

The East Side offers a variety of single-family homes, townhouses and condos, some of which are available for rent. Most single-family homes were built between the 1860s and 1950s and include turn-of-the-century styles like Queen Anne, Colonial Revival and National homes. These sit close to sidewalk-lined streets, and though there’s street parking, most have paved off-street parking spots. Most single-family houses cost between $600,000 and $1.1 million, though spacious properties along the private Holland Road can go for up to $2 million. Many of the area’s multifamily homes and condos were originally single-family and fit in seamlessly with the rest of the neighborhood. Multifamily homes range from $760,000 to $780,000. Condos built between the 1920s and 1970s range from $280,000 to $350,000, while newer units in mid-rise complexes range from $480,000 to $780,000. Monthly homeowners association fees can range from around $400 to $600. Townhouses range $610,000 to $1 million, depending on the year built.

Downtown’s stores and restaurants are nearby

Downtown Wakefield’s restaurants are within walking distance for many of the East Side’s residents. “There are a lot of good Italian restaurants,” Starr says. “Caffé Italia is the best — it’s my go-to.” The family-owned Caffé Italia has served upscale cuisine here for over 30 years. Harrington’s Pub next door is a more casual option that serves Irish cuisine. Nick’s Pizza, Roast Beef & Subs offers Greek-style pizza for takeout or delivery. Downtown also has many locally owned clothing boutiques, as well as a hardware store and pharmacy. Grocery stores like Farmland and Shaw’s are also nearby.

Community events at Lake Quannapowitt

Many of Wakefield’s community events take place on the shores of Lake Quannapowitt downtown. Here, the annual Festival by the Lake invites local artists and artisans to sell their work for one day each June, and the weekly Wakefield Farmers Market offers locally grown produce from June through October. The annual Wakefield Independence Day Parade is the largest in the state. The parade begins in the evening and ends on the East Side. After the parade, people gather on the shores of Lake Quannapowitt to watch fireworks over the lake.

Public schools earn a B-plus rating

Kids can start school at Woodville Elementary and then go to Galvin Middle; both earn a B-plus from Niche. At the B-plus-rated Wakefield Memorial High, students can join over 40 clubs, including the Contemporary Thought Club, Reflections Literary Magazine and the Legal Studies Club. Nearby private schools include the A-plus-rated St. Joseph School for pre-kindergarten through eighth grade.

Trails, community gardens and other recreational spots

The East Side is near several parks and natural areas. J.J. Round Park has a playground and forested walking paths with views of Crystal Lake. The park is also home to the Wakefield Community Gardens, where residents can rent a plot and grow their own vegetables. Nearby, the over 600-acre Breakheart Reservation is a state park with forested trails that are popular for hiking, cycling and dog walking. “It’s the best thing ever, a really beautiful spot,” Starr says. “I used to go to that park every day, even in the winter.” Swimmers can cool off from the summer heat in the Lower Pond here, which has a sandy beach and a lifeguard.

Main roads and transit routes to Boston

Nahant, Water and Main Streets are the East Side’s main thoroughfares. U.S. Route 1 and Interstate 93 are both about 3 miles away and lead to Boston, which is a roughly 14-mile drive. Interstate 95 is also nearby. Commuters can take the train to Boston at the Massachusetts Bay Transportation Authority’s Wakefield station, and there’s bus service along Main Street that connects to the MBTA’s orange line into the city. Sidewalks make the area pedestrian friendly. Nearby houses of worship include Greater River Church and First Parish Congregational Church. MelroseWakefield Hospital is 3 miles away, and Boston Logan International Airport is an 11-mile trip.
