Woodville is a residential community in east Wakefield, 14 miles north of Boston. “Woodville is home to the multi-town vocational high school and also Breakheart Reservation,” says local Realtor Laurie Hunt. “The reservation has walking trails, and one of the trails leads you to a beach. You’re going in about a mile. They do many things in the spring, like showing the community how maple sugaring is done.” With an entrance to a 650-acre park in the neighborhood, Woodville attracts nature lovers looking for easy access to both the outdoors and Boston.

Ranch-style and Colonial Revival homes in east Wakefield

Most of Woodville’s housing options are ranch-style and Colonial Revival homes, with a few new traditional homes and condos mixed in. Yards in the neighborhood are generally shaded by mature trees. Recent sales prices range from $200,000 to $500,000 for condos and $650,000 to $1.9 million for single-family homes, depending on the size, age and condition of the property. The neighborhood’s median home price of around $760,000 is significantly higher than the national median, but comparable to that of the city of Boston. About 80% of residents own their homes.

Wakefield Public Schools and Northeast Metro Tech High School

Students in Woodville can attend Woodville Elementary, followed by Galvin Middle School and Wakefield Memorial High School, all of which get B-plus ratings from Niche. Woodville Elementary and Wakefield Memorial are both located in the neighborhood. In 2024, 100% of Wakefield Memorial High School students completed MassCore requirements for graduation. Northeast Metro Tech High School, a four-year public vocational school, is also located in the neighborhood, and allows students to participate in an exploratory program their freshman year before choosing one of 17 vocations to focus on for the remaining three years. Northeast Metro Tech gets a B-minus grade from Niche.

Wakefield’s entrance to Breakheart Reservation

Breakheart Reservation is a more than 650-acre public outdoor space that occupies space in both the towns of Saugus and Wakefield. The park entrance on the Wakefield side is located on the eastern edge of Woodville. The reservation includes forested land, two lakes and views of both Boston and rural Massachusetts from the park’s rolling hills. Visitors can view exhibits and participate in educational programming at the Christopher P. Dunne Visitor Center, swim or fish in Pearce Lake, hike or bike the many trails, or just enjoy the scenery. The public-access Dobbins Tennis Courts are located beside Wakefield Memorial High School, and the neighborhood is also home to Wakefield Town Forest Park, a nearly 165-acre park with a dog-friendly 2-mile hiking trail.

Dining at Breakheart Inn Restaurant and in Downtown Wakefield

Since Woodville is primarily a residential community, there is not a large commercial presence in the neighborhood. In fact, the only dining option in Woodville specifically is Breakheart Inn Restaurant, a small café situated by the Breakheart Reservation entrance serving soups, salads and sandwiches. A mile west, Downtown Wakefield offers additional restaurants like North Ave Diner, which serves breakfast specials, milkshakes and other comfort food, and Brother’s Deli Restaurant, a cafeteria-style restaurant serving American and Greek cuisines. The closest grocery store is Shaw’s in Downtown Wakefield.

Woodville Elementary’s annual Teddy Trot at Lake Quannapowitt

Each fall, Woodville Elementary raises funds with its annual Teddy Trot at Lake Quannapowitt, just west of the neighborhood. The event includes a student dash for each grade level and a 5K run or walk around the lake.

Transit options for getting to Boston

While many of the neighborhood’s streets are flanked by sidewalks, Woodville is a car-dependent area. The nearest MBTA station is 2 miles away in Greenwood, and there are no bus stops in the neighborhood. The closest medical center is MelroseWakefield Hospital, 3 miles south. Boston Logan International Airport is 11 miles away.
