San Marine is surrounded by sandy beaches and dense forests
Waves lap along the sandy beaches of San Marine, a seaside community between the coastal cities of Waldport and Yachats bordered by the dense canopies of the Siuslaw National Forest on its eastern side. “They have easy access to the beach on the west side of the highway,” says Richard Hoffman, a real estate agent with Emerald Coast Realty of Waldport. “Lots of those communities have private steps down to the beach. It’s a very nice, sandy beach that’s easy to walk on.” The neighborhood is about 3 miles from Yachats, which is full of fresh seafood restaurants and beachy boutiques, albeit San Marine is much less touristy. It receives a crime score of 2 out of 10 on the CAP Index, which is significantly lower than the national average of 4.

Sprawled along the Oregon Coast, San Marine offers easy access to both sandy and rocky beaches, where waves crash against dark basalt rock formations and turn into a mist upon contact. Surfing, swimming, fishing and building sandcastles are popular activities along the beaches in the neighborhood.
A little south of San Marine, high tides leave tidepools teeming with starfish, green anemones and sea urchins once they recede. The Yachats 804 Trail leads from the Smelt Sands State Recreation Site to the Yachats State Recreation Area, and lucky hikers may spot migrating gray whales from the shore during the summer or early fall. Coastal strawberries and pink bushes of thrift sprout on sea bluffs along the trail.

Coastal-style cottages with generous yards and beachfront homes
Cheery coastal cottages on about a third of an acre of land built throughout the last century can range from $270,000 to $420,000. Roomy backyards often extend into dense Pacific Northwest forest, and many properties come with artist studios or detached workspaces. Beachfront homes with private steps that lead directly to the shoreline can range from $850,000 to $2.5 million. These homes were mostly constructed either around the middle or the turn of the last century, and many feature the weathered shingles common to the coastal region of the state.

Fishmongers, fresh seafood and fair-trade coffee nearby
While there are limited dining options in the neighborhood, San Marine is within a few miles of restaurants and coffee shops in both Waldport and Yachats. “The restaurants [in Yachats] are very nice for the small town that it is. They have really good quality food,” Hoffman says. The Luna Sea Fish House and Village Fishmonger is owned and operated by a local fisherman, its name derived from his former boat. Fresh seafood is served in a low-key setting decorated with local artists’ work, and diners may pass staff boiling fresh Dungeness crab out front during its season. The restaurant also stocks a fish case with fresh catches like salmon and albacore.
North of the neighborhood, The Beachside Buzz in Waldport is a drive-thru coffee shop housed in a small hut that rests on an island of grass and flower bushes on a gravel lot, offering fair-trade coffee, bagel sandwiches and baked goods. The closest grocery store is C&K Market in Yachats, about 4 miles away from the neighborhood.

Children zoned for Waldport schools located on one campus
Children living in San Marine can attend the Crestview Heights School—which scores a C-plus grade from Niche—for kindergarten through sixth grade. Afterward, they may move forward to Waldport Middle School and Waldport High School. The middle school receives a B-minus, while the high school earns a B grade. The high school’s career technical education programs include visual design and communication, as well as forestry and forest products, while its Advanced Placement selection spans five courses. Waldport High also has a comparatively high on-time graduation rate; 97% of seniors graduated within four years in 2023, while only 81% of seniors across the state graduated on time that year. All three schools are located on the same campus.

Coastal community located along the Pacific Coast Highway
The Pacific Coast Highway—also known as U.S. Route 101—traverses San Marine. It connects the neighborhood to the cities of Yachats in the south and Waldport in the north, running along the entirety of the Oregon Coast. The Lincoln County's South County bus line also connects San Marine to Yachats and Newport, running four times a day in both directions.
