Rural living defines Princeton, a South Carolina community just 30 miles south of Greenville. Driving through the area, residents pass by walls of dense greenery, open fields and multiple waterways. “The biggest thing going on there is affordability,” says Adam Taylor, a Realtor with Keller Williams Greenville Central, who grew up in the area. “In Greenville, the median income no longer supports the median sale price. That’s spurring growth in nearby areas. Princeton is an area where you can get more house and there are bigger acreage tracts out that way. People want to get out in the country while it’s still affordable.” While Princeton has a slower-paced, country feel, it’s in no way remote. The community is surrounded by Ware Shoals, Laurens and Honea Path. “You are 15 minutes in any direction to small towns that have grocery stores and restaurants,” Taylor says.

Princeton homes offer plenty of land and waterfront views
Homebuyers can choose between waterfront properties, farmlands and wooded lots. Styles here encompass everything from vintage ranch homes to modern designs. Single-family homes begin as low as $150,000 for a three-bedroom on more than 4 acres, but the price can extend over $840,000 for a four-bedroom on over 30 acres. Properties along the water often start at higher price points, with two-bedroom houses on less than an acre going for $275,000 and four-bedroom homes with private docks reaching up to $675,000.
Buildable land is plentiful throughout Princeton, a feature catching the eye of folks farther north. “People are moving more from Greenville because they’re overbuilding,” explains Susan Raynal of Midtown Berkshire Hathaway Home Services, a Realtor selling properties in the area and living in Laurens County.

Princeton students attend schools close to home
The community is zoned for Greenwood School District No. 51 and all schools that students attend are within a 10-mile radius of home. Students start off at Ware Shoals Primary, an elementary school with a C-plus Niche rating. From there, they transition to B-minus-rated Ware Shoals Middle and graduate from Ware Shoals High. The high school has a C-plus grade and offers after-school activities like Future Business Leaders of America and Future Farmers of America.

Locals hop on Route 25 to get to Greenville
With Route 25 running through Princeton, those who commute to work in Greenville have an easy 30-mile trip north. The Greenville-Spartanburg International Airport is about 40 miles away along the same stretch of highway. The town of Ware Shoals is less than 10 miles south on Route 25. Prisma Health Laurens County Hospital in Clinton can be reached with a 20-mile trip on U.S. 76 East, which also winds through the community.

Nearby Ware Shoals is the destination for shopping and dining
Princeton is a mainly residential and agricultural area, but residents can cross over the Saluda River to Ware Shoals for most of their shopping or dining needs. Piggly Wiggly handles grocery shopping off Highway 252, while Ware Shoals Hardware covers household repair needs along East Main Street. There are also several restaurants between the two stores, including Famous Pizza, Aries Family Diner and Country Cook-in’. For locally raised beef, however, locals can swing by Satterfield Cattle Co. for anything from sirloin steak to brisket right in the heart of Princeton, off Poplar Springs Road.

Dixon Memorial Park off Highway 252 has a playground, picnic area and boat ramp on Boyd’s Mill Pond. Lake Rabon Park on Lake Rabon Drive is another popular park in the community—its fishing pier and large play area are two of its most notable features. For off-roading fans, Gulches of Indian Mound is a park with 50 trails of varying difficulty, located less than 8 miles south of Lake Rabon.

Ware Shoals Dragway is a popular spot for entertainment
Though a rural community, Princeton and nearby towns hold plenty of events to attend throughout the year. With Ware Shoals Dragway in the area, residents can go to drag races and car shows from spring to fall. The track on U.S. Route 25 also hosts events like Track or Treat with Halloween costume contests and trick-or-treating. The Catfish Feastival in Ware Shoals is an anticipated annual event. The four-day food festival takes place over Memorial Day weekend and features carnival rides, professional wrestling, live music and plenty of fried catfish and catfish stew.
