Lucrative market growing between two city hotspots
At first glance, the North End may seem unassuming, nestled between Downtown Warren and Champion Heights. While the area is mainly industrial, investors have spotted how lucrative the housing market is becoming and are sweeping in for the sales. Prices are more than reasonable for the quality of homes, and residences are close to the Warren Outer Belt and downtown's growing commercial sphere. The Mahoning River carves its way along the western side, passing by the Packard complex, a landmark and prominent feature of the North End.
Good bones, even better ROI
The North End declined over the past 50 years after Warren's blue-collar industry decreased. Still, an interesting byproduct was that it created an ideal situation for investors and first-time homebuyers. According to 50-year Trumbull County local and Realtor with Kelly Warren Associates Michael Cline, "Most homes are kept in good shape but aren't cosmetically updated the way a younger person would like. Investors love it because they get homes with good bones, so they can make a good return on investment without having to pour a lot of money in." Across the neighborhood are rows of American Foursquares, Cape Cods, Craftsmans, ranches and multifamily dwellings. Properties are generally three bedrooms and under 2,000 square feet. Investors can find homes selling between $20,000 and $50,000. Houses needing less tender loving care sell between $70,000 and $125,000, although some can cost as much as $200,000. Residences are mainly concentrated in the northwest and south around the neighborhood's industrial core. Space between neighbors and the availability of sidewalks varies from street to street.

A night at the Packard Music Hall
North End has little retail space because it is so industrially focused. A handful of casual eateries like Little Wing Café and Callahan's Irish Pub are in the community. Hungry diners can also grab a sandwich or a fried fish dinner at the family owned Ohio Inn. However, grocery stores are plentiful, with Northend Supermarket, Giant Eagle Supermarket and Save A Lot in the area. For more options, residents will head north to Champion Heights or south to Downtown Warren, which is steadily growing its commercial sphere. Paul Makosky, director of Warren's Engineering, Planning and Building Department, shares, "We have been in a constant state of construction. There's a lot of projects we've been pursuing over the past couple of years, with an extensive agenda planned for 2024." As more restaurants and businesses move downtown, more opportunities for shopping and dining open for North End residents. In terms of entertainment, many flock to W.D. Packard Music Hall throughout the year for events. The established community pillar hosts music concerts and theatrical performances, and the grounds are a great vantage point for fireworks displays during the holidays. Next door is the National Packard Museum, which has an extensive collection of vintage automobiles and educates on the Packard family's local legacy.

Kayaking the Mahoning River
Packard Park is the area's primary green space beside the Packard Museum and Music Hall. Over 100 years old, it sits along the Mahoning River, where kayakers can spend a day on the swift waters. Families and friends can sit for a picnic, play on the baseball fields or watch the kiddos run around the playground and splash pad. There's even a tea garden for quiet reflection. To the east is the main trailhead to the Garrett Wonders Bike Trail, which features a bicycle maintenance station. The trails are paved, but some parts of the paths cross heavy traffic. Other green spaces include the Roosevelt Community Garden and Brookside Park, which is primarily undeveloped forest.

Split between Warren City and LaBrae Local
Students in the south head to schools inside the C-rated Warren City School District. Students are zoned for Lincoln School until the end of eighth grade, then move on to Warren G. Harding High School. Warren G. Harding High partners with nearby colleges and universities to offer College Credit Plus, Ohio's dual enrollment program. The schools have C and C-plus grades from Niche, respectively. Students in the northwest are more likely to attend the B-rated LaBrae Local School District. Kindergarten to second graders attend Bascom Elementary, and LaBrae Intermediate serves third to fifth grade. LaBrae Middle and High School share the same location. All four schools earn a B rating on Niche. North End is directly below the B-rated Kent State University Trumbull Campus, the eighth best university in Ohio.
Getting around Warren via 82
North End is directly above Downtown Warren, making commutes and day trips to the city center a breeze. To get to other parts of Warren and beyond, Cline says one of the best things about the North End is that locals are "right next to Ohio State Route 82, also known as the Warren Outer Belt, which connects with 11 and all the other major highways." The neighborhood is heavily car-dependent, with no public transit nearby, so having the expressway at arm's length is a major asset. The industrial Warren and Trumbull Railroad, formerly part of the historic Erie Railroad, also passes through the neighborhood. The Youngstown-Warren Regional Airport is under 11 miles away for long-distance trips.
