Waterfront community known for fishing and river views

Flavel gets its name after the historic Astoria family who tried to make the area a prominent port in the late 1800s. Though it has since been completely absorbed into Warrenton, its proximity to the Columbia Riverfront is still ever important. Waterfront parks and trails provide outdoor recreation with a view, while fishing is popular in the area. “There is the timber industry and the fishing industry out in that area,” says Linda Stephens, a real estate agent with AREA Properties, who has 42 years of experience in both Warrenton and Astoria. “There is a kaleidoscope of resources that brings buyers into the area.”

Waterfront hikes and fishing in the Columbia River

The 14.3-acre Eben H. Carruthers Memorial Park sits at the north end of the neighborhood and includes an off-leash area for dogs. In addition to parkgoers, other visitors include grazing elk, wading birds and otters drying off from the Columbia River. A section of the paved 4.7-mile Warrenton Waterfront Trail weaves along the riverbank through the forested park, offering views of the iconic Astoria-Megler Bridge and herons, elk, sea lions, river otters and eagles along its route. About 2.5 miles west of Flavel, Fort Stevens National Park encompasses 4,300 acres of land, including 15 miles of trails, a Civil War-era fort, an underground World War II command center and a historic shipwreck on the park’s sandy beach. The park’s Coffenbury Lake is regularly restocked with rainbow trout and steelhead. Within the neighborhood, the Kampers West Kampground offers recreational vehicle parking and camping, as well as a fish cleaning station for those catching Chinook salmon, Pacific salmon and sturgeon in the surrounding waterways. With access to the Columbia River and Tansy Creek, the community is at an increased risk of potential flooding.

Buoy 10 Fishery

Anglers gather at the beginning of each August to catch Coho and Chinook salmon making their way back to spawning grounds and hatcheries in the Columbia River. Buoy 10 refers to the demarcation device that marks the border between the Columbia and the Pacific, an area known for some of the most reliable salmon fishing on the West Coast, which flood the area.

Buoy 9 gets busy during Buoy 10

Just west of Flavel, two popular seafood spots sit near each other on Pacific Drive. Buoy 9 is family owned restaurant, decorated with mounted antlers, wood wall panels and gambling machines. They serve a variety of fresh seafood dishes, including crab cakes, coconut prawns and halibut, as well as steaks and prime rib. One street over, FishMongers fries fish and chips, presenting diners with a choice of salmon, tuna, cod, rockfish and other fresh catches. “It’s amazing—they have great fish sandwiches,” Stephens says. ”But when Buoy 10 is on, they are both full,” she says. Residents can head downtown to Fishstix Seafood Market for fresh, frozen and smoked seafood, as well as soups and seafood cocktails at its cafe. Otherwise, Fred Meyer, Costco Wholesale and Walmart Supercenter are further southeast on Oregon Coast Highway.

Beachfront homes and manufactured homes on a creek

New traditional homes with Craftsman influences often feature weathered shingles, facing the Columbia River. These homes have mostly been constructed throughout the early 2000s and can fetch between $525,000 and $625,000. Smaller bungalows and ranch-style homes built across the 20th century can cost between $445,000 and $475,000, while manufactured homes in the Alder Creek Village community tend to sell between $170,000 and $180,000. The community is intended for those 55 years and up and leases spaces for around $700 per month, some of which have firsthand views of Tansy Creek.

Fishery and maritime science at Warrenton High

Flavel’s youngest students may attend Warrenton Grade School, which receives a C grade from Niche. Warrenton Middle School opened in 2021 and receives a B-minus. Warrenton High School gets a B-plus. There, teenagers may earn early college credit through Clatsop Community College with eight courses, which include college writing, college Spanish and calculus. The high school also provides students with courses relevant to Warrenton’s fishing industry, like fisheries ecology, fisheries hatchery management, maritime occupations and maritime science – charter boat deckhand.

Fort Stevens Highway connects to downtown Warrenton

Fort Stevens Highway—also known as Northwest Warrenton Drive—runs through the center of the neighborhood, past Carruthers Memorial Park. South of Flavel, it merges into Main Avenue and connects to downtown Warrenton. Residents can catch the Northwest Connector’s Warrenton bus at Fultano’s Pizza downtown or Supermarket Hammond, just east of the neighborhood, to travel around the city. The Oregon Coast Highway travels along the southeastern side of Warrenton, connecting the community to Astoria in the north and other coastal towns in the south.
