On the southeast side of Warwick, Long Meadow homes line neat, grid-patterned streets that stretch from Narragansett Bay nearly to the Rhode Island T.F. Green International Airport. “Warwick is essentially a community of coves, and you’ll find neighborhoods like Long Meadow that have a lot of coastline,” says Stefanie Carr, a Realtor with Lila Delman Compass who has lived in Providence since 2014. Proximity to the coast is central to Long Meadow’s appeal, but according to local Realtor Renee Moussally of RI Real Estate Services, it’s not the only draw. “This area is very much affordable for the first-time homebuyer, but you can also get luxurious homes on the water with dock access and fishing.” She adds that the schools are also highly sought-after, and the food scene, both in Warwick and other small towns and cities nearby, is top-tier. “Rhode Island is taken for granted by the locals. But this is where I’ve been all my life, and I wouldn’t change it for the world.”

Cottages and Contemporary beach-front homes
Housing is relatively modern compared to surrounding Rhode Island neighborhoods; most homes were built between the early 1940s and 2010, with a few new builds here and there. Modest Minimal Traditional and ranch-style homes clad in wood or vinyl siding in shades of blue, gray and sandy beige tend to sell for between $219,000 and $315,000. Larger Traditional and Georgian Revival homes, updated cedar shingle-covered Cape Cods and boxy split-levels tend to sell in the $345,000 to $460,000 range. Sprawling Contemporary homes on the waterfront with private boat launches and beach access can go for more than $800,000. “What you’re getting here is an extremely nice neighborhood with water access without having to pay for flood insurance,” Moussally says. The far east side of Long Meadow and small sections of Tidewater Drive and Draper Avenue are the areas with the highest risk of flooding during storm surges. For the most part, they’re not residential, but occasional flooding impacts driving on the two main roads.

Waterfront recreation at Conimicut, Rocky Point and Oakland
Conimicut Park is just a couple miles north of most Long Meadow homes. The historic Conimicut Lighthouse stands watch at the mouth of the Providence River, where it meets Narragansett Bay. It’s kept a lookout here since the late 1800s and joined the National Register of Historic Places in 1988. The park surrounding the lighthouse features a sandy beach with kayak/canoe launches, picnic areas and a playground surrounded by tall beach grass. There’s a playground at Oakland Beach, too, about 3 miles southwest of Long Meadow. Moussally explains that Conimicut’s beach is smaller and quieter than Oakland Beach, which features a busy boardwalk with restaurants. “The vibe is chowder, it’s clambakes, it’s lobster rolls in abundance, it’s ice cream. It’s just summer. And this is where all the lines are. Anything you want to do, there’s a line, but on a beautiful summer night, this is where you go.” Rocky Point State Park offers additional waterfront recreation close to the neighborhood. “It was an amusement park years ago – one of the biggest attractions to Rhode Island, with flume rides, Ferris wheels, chowder, clambakes, you name it,” Moussally says. “Now it’s all ocean, with a full walkway where you can have picnics.” In addition to the beach and boardwalk, Rocky Point State Park offers paved trails and a fishing pier.

Warwick Public Schools and post-secondary education at Brown University
The Warwick Public Schools district serves local kids. Many go to Oakland Beach Elementary, which gets a C grade from Niche, and continue to Veterans Middle, which gets a C-plus. B-minus-graded Pilgrim High School offers a Pathway Endorsement program that allows students to concentrate their studies in specific fields, such as biotechnology or performing arts. “My kids went to Pilgrim and I’m proud of that,” Moussally says. There are two private, Catholic schools that serve local students: Saint Kevin School, a co-ed school for pre-Kindergarten through eighth grade, and Bishop Hedricken High School, a boys’ school for ninth through 12th grades. Brown University and the University of Rhode Island’s Providence campus are both about 9 miles north, at the heart of Providence.

Dining near Oakland Beach and shopping off Airport Road
The area around Oakland Beach is known for its dining, specifically seafood. Moussally recommends visiting Iggy’s Boardwalk for casual sit-down meals and Iggy’s Doughboys & Chowder House for window service. She says the doughboys, fried dough covered in cinnamon sugar, a uniquely Rhode Island creation, are unforgettable. Top of the Bay is another casual seafood spot nearby. Chefs OBD, down the street, is a popular diner-style eatery while Sam’s Inn, a few blocks away, offers elevated coastal New England fare. For groceries, there’s a Dave’s Fresh Marketplace northwest of Long Meadow. It’s near the intersection of Airport Road and West Shore Road, around the corner from the Gateway Plaza shopping center. Moussally says the area has expanded in recent years, leading to increased traffic. “You have everything you need there, from dry cleaning to car washes, so Airport Road may get a little bit of traffic, but that’s what you’d expect.”

Not far from the T.F. Green International Airport
The Rhode Island T.F. Green International Airport is a little more than 4 miles northwest of the neighborhood. Depending on traffic, the drive can take between 8 and 20 minutes. And Moussally says that despite its “international” status, it’s a small airfield and that most Long Meadow residents can’t hear the runway traffic from their homes. There’s a Massachusetts Bay Transportation Authority train station at the airport that provides commuter rail service north to Boston. By train, the trip is about 45 miles; by car, it’s about 60 miles. Providence, home to major local employers such as Rhode Island Hospital, Hasbro Children’s Hospital, Brown University and the University of Rhode Island, is much closer. The scenic 9-mile drive north along the coastline typically takes about 30 minutes. And Rhode Island Public Transit Authority, or RIPTA, provides bus service throughout the region. Stops are spaced at regular intervals along main roads in and around Long Meadow, including Sandy Lane and Warwick Avenue.
