The sandy shores of Oakland Beach
Originally a summer colony, Oakland Beach still draws people to the sandy stretches along Greenwich Bay. “It used to be beach cottages back in the 1950s and '60s,” says Juli McIntosh, a Realtor with Re/Max Advantage Group who has lived in the area for 13 years. “But over the last 20 years or so, people have begun to transform the neighborhood into year-round housing.” In the 1930s, the neighborhood had a small amusement park with a ferris wheel, which was destroyed in the New England Hurricane of 1938. However, there is still an air of nostalgia hanging over Oakland Beach. Development peaked near the middle of the 20th century, and much of the housing stock speaks to that era. “A lot of the houses are smaller because they were never intended to be year-round homes,” McIntosh says.

Small beach cottages and new builds
“Oakland Beach is densely populated,” says Stefanie Carr, a Compass Realtor with the Stephanie Basile Group who has lived in Providence since 2014. “And you can walk to the water from many residences here.” In addition to beach cottages, the housing mix also includes midcentury ranch-style homes, raised ranch-style homes and Dutch Colonials. They often sit on a fenced quarter-acre lots on quiet streets. Neo-Colonial homes were recently built in 2023. The average square footage of single-family homes in the neighborhood is 1,241 square feet. Home prices typically range from $85,000 to $520,000, but some waterfront properties can get up to the $650,000 to $1 million range.

Ten miles to Downtown Providence
Warwick Avenue is a main thoroughfare trafficked by Rhode Island Public Transit Authority buses. It turns into U.S. Route 1A, which runs from Warwick to Pawtucket. From the middle of the neighborhood, it will take about a 10-mile drive to reach Interstate 95. A trip to Downtown Providence will take around the same distance. Rhode Island T.F. Pilgrim High School's pathways of learning
Oakland Beach Elementary earns a C grade on Niche, while Warwick Veterans Junior High receives a C-plus. B-rated Pilgrim High School is in the design phase for a new building. Construction is expected to begin in March 2025. As part of the high school’s curriculum, students can choose specific areas of study called Pathways. They offer three pathways: biotechnology, performing arts and visual arts, and two Career Technical Education programs: emergency medical technician and audio and video production. Other educational resources in the neighborhood include the central branch of the Warwick Public Library, set in a bold redbrick building.

Boating on Oakland Beach
The namesake Oakland Beach has a playground, boat ramp and access points for fishing. “They’ve begun a revitalization project with a new playground area,” McIntosh says. “It’s definitely up and coming.” The gazebo sits on a small green space overlooking the water. Behind the small strip of land is O’Hara Baseball Field. In the summer, it’s the grounds for Hope Day, a community event with music, food and a kid's zone. The annual Oakland Beach Cruise Night is hosted by the Greater Warwick Lions Club. Attendees can check out classic cars and listen to retro music.
Farther along Oakland Beach Avenue are Warwick Skate Park and Champlin Field. George Schmeider Memorial Park offers a small playset and basketball court. The public can access the water at multiple locations throughout the neighborhood.
Public Access sites like J10 are coveted ways to enjoy the natural water resources of Oakland Beach.
