Located along the Providence River is Palace Garden, a Warwick neighborhood fit for royalty. This waterfront community started as a summer retreat but grew into a year-round neighborhood where residents get together for holidays like the Fourth of July. Colonials, early 1900s bungalows and three-decker houses sit on grassy lots right next to each other, steps away from the river. Waterfront houses have boat docks and wooden pathways, and neighbors can walk or paddle to Pawtuxet Village, a neighborhood with a Nantucket feel. The Warwick waterfront is one of the main reasons people find it attractive, says Janet Audet, a sales associate with Coldwell Banker Realty who has been selling real estate in Rhode Island since the 1980s. “You can walk to the waterfront, and we have so many beaches,” says Audet. “It’s really coming up and a lot of people are buying here now.”

Palace Garden includes Gaspee Point, an enclosed homeowners' association neighborhood. Most Gaspee Point residents live there year-round, but others pop in for just the warmer months. Homes in Gaspee are on leased land, and potential buyers need association approval. Waterfront cottages cost $270,000 and contemporary homes can go for $550,000 in Gaspee Point. In the rest of Palace Garden, early 1900s colonials go for about $530,000, ranch-style houses cost about $370,000, multifamily properties can go for $590,000 and bungalows can cost $360,000. “Prices range anywhere from $350,000 to $1 million depending on where it is,” says Audet.

Palace Garden is next to Pawtuxet Village, an idyllic waterfront village with trendy eateries, quirky small businesses and seaside New England cottages. Pawtuxet is known for its annual Gaspee Days celebration commemorating the 1772 burning of a British ship that was partly responsible for sparking the American Revolution. Gaspee Days takes place over the course of a weekend every June and includes a parade, a foot race, concerts and a re-enactment of the burning of the Gaspee. During the rest of the year, Pawtuxet Village delivers with its natural beauty and dining options, including Italian restaurant Basta, where you can enjoy pasta and wood-fired pizza underneath high trattoria ceilings.

Located along the Providence River in the heart of Palace Garden is Salter Grove Memorial Park, a quiet, waterfront green space perfect for peaceful moments. Rocky riverfront pathways, lush, open grassy patches and benches are some of the hallmarks of this waterside park. Kids will love playing on the playground, and grown-ups will appreciate the peace that comes with watching ducks and swans. Boaters will love Pawtuxet Cove Marina, where they can use seasonal slips and winter storage for their water vessels. Supermarkets like Shaw’s and Stop & Shop are right outside the neighborhood, and so is Dave’s Fresh Marketplace, a local chain known for its wide selection and homemade prepared foods. Pick up all the necessities at Family Dollar and Walmart, which are 2 miles away.

Kids in Palace Garden can attend the Warwick Public Schools. The district has a C-plus rating from Niche. E.T. Wyman Elementary School (rated C-plus) is the closest primary school to the neighborhood, followed by Veterans Middle School (rated C-plus) and Pilgrim High School (rated B-minus). Pilgrim is known for its strong sports teams and extracurricular activities like the Pilgrim Players Drama Club. Palace Garden sits along Route 1, Interstate 95 and near Interstate 295. Downtown Providence is 7 miles north and Boston is 58 miles away. With its river views and easy access to Pawtuxet Village, Palace Garden has lots going for it.
