Several of Rocky Point's hilly residential streets dead-end at the bay; homes on the neighborhood’s east side typically have private waterfront access. They’re also at a higher risk for flooding during storm surges. The risk is only slightly elevated, though, given that most properties slope down eastward, directing runoff toward the waterfront and preventing standing water. Construction here began in the mid-1800s, around the time Rocky Point Amusement Park opened in 1847, but it’s rare to find a home built prior to 1900 now. Architectural styles represent most decades between the early 20th and 21st centuries, from cedar shingle-clad National cottages to Queen Annes and Victorian Revivals. Even a few split-level, Contemporary and ranch-style homes are dotted here and there. Prices start at about $325,000 and can go up to $1.5 million, depending a little on age and condition but largely on view and waterfront access.Rocky Point State Park and Narragansett Bay waterfront access galore
The neighborhood’s namesake state park sprawls over 120 acres of the coast, featuring a sandy beach, a fishing pier and miles of multiuse trails. It hosts a variety of events throughout the year, from summer concerts with food trucks and local vendors to outdoor movie screenings and Cars & Coffee get-togethers for vintage/specialty car lovers. Rocky Point State Park is also home to the historic Arch sculpture, which made its debut at the 1964 World’s Fair in Queens, New York.Compass Realtor Stefanie Carr, who has a decade of local real estate experience, says that the community’s proximity to Narragansett Bay outside the state park is one of its biggest draws, too. “Warwick is pretty huge and spread out, but you do have these coastal neighborhoods built around coves. You go from an industrial feel to seeing marinas and boat slips.” On the east side of Rocky Point, just north of the state park, there are public boat access points at the end of Priscilla and Ogden avenues. At the opposite end of Priscilla Avenue, DelGiudice Memorial Park offers dryland activities, from a playground shaded by oak trees to a baseball field and a basketball court. On the west side of Warwick Neck, Winstead’s Marina and Harbor Lights Marina & Pool Club feature waterfront access to Warwick Cove. Warwick Country Club overlooks the southernmost point of Warwick Neck. The private club was established in 1924 and offered yachting until a hurricane took out the dock, boat slips and boathouse in 1944. Today, it has several racquet sports courts and an Olympic-sized outdoor pool, not to mention the 18-hole Donald Ross golf course and private beach area.
Warwick Public Schools, highly rated private high school
The Warwick Public Schools district serves students here. Many go to Warwick Neck Elementary, Veterans Middle and Pilgrim High School. Warwick Neck Elementary receives a B-minus grade from Niche, while Veterans Middle earns a C-plus and Pilgrim High gets a B. Pilgrim offers a Pathway Endorsement program that allows students to concentrate their studies in specific fields, such as biotechnology and visual arts. In the Lifesaver: EMT CTE Pathway Program, high schoolers are trained to be certified Emergency Medical Technicians by learning techniques for first aid and CPR/AED administration.Saint Kevin School is a private, Catholic school for kids between preschool and eighth grade. The co-ed institution is not rated by Niche. Bishop Hendricken High School, a private, Catholic school for boys between ninth and 12th grades, gets an A. It’s also No. 3 on Niche’s list of the best Catholic high schools in Rhode Island.
Quick commuting from Warwick Neck
Providence is about 14 miles north of Rocky Point, a drive that takes about 40 minutes in light traffic. To get there, locals head north on Warwick Neck Avenue till it turns into Warwick Avenue, then hang a left on Airport Road heading west toward Interstate 95. The interstate is a little more than 7 miles northeast, past the Rhode Island T.F. Green International Airport. The Rhode Island Public Transit Authority, known locally as RIPTA, provides bus service throughout the region. There are stops lining Warwick Neck Avenue, within half a mile west of most homes in Rocky Point.Everyday essentials on Airport Road
For groceries, Dave’s Fresh Marketplace is less than 5 miles north. The regional chain is on Airport Road, around the corner from the Gateway Plaza shopping center. Moussally observes that this part of Warwick can get busy, given that it’s the center of most of the city’s shopping. There are auto repair shops and hair/nail salons, along with a Walgreens and a UPS store. Imperial Ceramics is a locally owned pottery shop. Nearby, Nick & Joan’s Place has been a popular family-owned diner since 1984, known for its classic American fare and specializing in ham carved off the bone. There’s a smattering of national chain eateries here, too, from Dunkin’ to Starbucks. Closer to Rocky Point, across from the state park, there’s Bottom Line Bar & Grill. The casual eatery serves coastal New England fare, like clam chowder or dough boy pizza. “We also have fresh blueberry picking right before Rocky Point State Park,” Moussally says, referring to Rocky Point Farm. The family-owned farm does pick-your-own highbush blueberries in July and the farm shop sells pawpaws and pumpkins when in season, too. The Halloween Pumpkin Walk meanders through the 9-acre property in the fall. A not-terribly scary kid-friendly event, the stroller-accessible trail is lined with 300 candle-lit, hand-carved pumpkins, tiki torches and living statues handing out treats. The family-owned farm also hosts an annual pumpkin carving contest in October.Crime
