With a median sale price in the low $300,000s, Benning Heights is often more affordable than nearby neighborhoods like Marshall Heights, Capitol View and Hillbrook. “The biggest draw to this area is the price-to-value,” says Juan C. Granados, a local Realtor who was born and raised in Washington. “Here, you can get a fully renovated home with three bedrooms, two and a half baths and 2,000 square feet — with two off-street parking spaces and only steps from a Metro line — for $500,000. That’s almost unheard of in D.C.” The neighborhood is mostly residential, with streets lined by semi-detached twins and small clusters of rowhomes. You’ll also find fully detached single-family homes, including bungalows, Colonial Revivals and ranch-style houses.

Lower home prices in Southeast Washington with room to grow
Twins and rowhomes typically sell from the mid-$200,000s to the low $500,000s, while detached homes tend to cost more and don’t hit the market as often. Newer construction has added some modern townhomes, usually priced in the low $200,000s. With its relatively lower price point and proximity to future development, some see long-term potential here. “One of the things I love about this area is that officials just approved legislation that will allow redevelopment of RFK Stadium with shops, retail and maybe even a new stadium — and that’s all a straight shot across the river. An uptick in this market is coming,” Granados says.

Benning Road station serves the Silver and Blue Lines and is within walking distance of most homes. The Metro gets you to Capitol Hill in about 10 minutes and downtown in roughly 20, with access to Arlington and Alexandria as well. Several Metrobus routes run along Benning Road and East Capitol Street, making the neighborhood even more transit-friendly. If you’re driving, the 9-mile trip downtown can take anywhere from 20 minutes to over an hour in rush-hour traffic. And while transit is accessible, most residents still rely on a car for day-to-day errands.

There are a lot more shops and different stores,” says Tim Dudley, a local Realtor and associate broker with Dudley Pro Realty. Around the Benning Road Metro station, you’ll find newer mixed-use developments like The Conway Center, a community-focused hub with affordable housing, a job training center and medical services through Unity Health Care. A handful of restaurants and convenience stores cover the basics, including:
