Early 20th century homes and condos
Like most D.C. communities east of the Anacostia River, Benning Ridge’s development popped up around the 1930s and continued well through the 1960s. Echoes of these early constructions are still on the market today, and buyers can browse a market of ramblers, Cape Cods, colonials and split-levels. While it’s rare, there are also occasional Craftsman bungalow kit houses from the 1930s. Home values range from $300,000 to $625,000, with fixer-upper single-family homes, brick townhouses, duplex units and garden-style condos at the low end of the range, while newer renovated homes are towards the top. It’s not unusual for families to stay in Benning Ridge for generations, and homeowners often add additions rather than for sale signs. As Harrison Beacher, a Realtor and Managing Partner with Coalition Properties Group, says, “There is equity space to grow for single-family purchases.” Likewise, many homes are already updated with modern amenities and additions, bringing the square footage up from around 1,000 square feet closer to 1,500 or 2,000 square feet. The Ridge Road Community Center is to the southwest, next to Fort Dupont Park. The center offers state-of-the-art facilities, including a full-sized gymnasium, a fitness area, dedicated senior and teen spaces, multi-purpose classrooms, a computer lab and locker rooms. Outside are basketball courts, a turf football field and a community pool featuring splash pads and concessions. A soft-surface playground provides modern climbing equipment, swings, slides and plenty of benches for tired parents. Benning Terrace Recreation Center has ball fields and indoor basketball courts and is best known for hosting the Benning Terrace Soldiers, a youth sports league with teams for football, baseball, basketball and cheerleading. Nearby Fort Dupont and Fort Chaplin are National Parks that were once defense fortifications for Washington, D.C., in anticipation of a Confederate invasion. Fort Dupont features more than 10 miles of trails to hike and see the eroded earthworks formed over 200 years ago, and a community garden that is free for locals to plant herbs and vegetables when open plots become available.D.C. Plummer Elementary is within Benning Ridge and has a C-plus rating from Niche. Plummer offers community events like literacy nights, family workshops, dance and cheerleading competitions and theater performances. After Plummer, students can attend nearby Sousa Middle School and Anacostia High School, which both have C-minus Niche ratings. Benning Ridge also has three award-winning KIPP DC charter schools on a shared campus: KIPP DC LEAP Academy and KIPP DC Promise Academy PCS, which both teach kindergarten through 4th grade students, and KIPP DC KEY Academy, teaching grades 5 through 8. After eighth grade, students can move on to KIPP DC College Preparatory or another competitive high school in the area.Benning Ridge is built by community spirit
Benning Ridge’s community bonds are built through volunteer work and events at green spaces like Fort Dupont and Benning Terrace Recreation Center. The Benning Terrace Soldiers youth league welcomes kids aged 5 to 13 to learn to play competitive sports, and the community comes together to watch the games in the fall and spring. Folks also congregate at First Rock Baptist Church, which hosts Bible study for adults and children and back-to-school drives for kids who need supplies. The Woodlawn Cemetery Perpetual Care Association is a local organization where volunteers help keep the area clean and well-groomed to preserve the site for future generations. Fort Dupont hosts a summer concert series where folks can put blankets down on the lawn and listen to live music on a humid evening in D.C.Commuters can catch a train, bus or drive to downtown D.C.
The Benning Road metro station is in the northeast corner of Benning Ridge and offers Blue and Silver line access through D.C., Maryland and Virginia. East Capitol Street runs adjacent to Benning Road and can take residents to Capitol Hill in 20 minutes, just under a 5-mile drive. WMATA bus stops sit along East Capitol Street, Benning Road and Texas Avenue for public transit options close to home. Commutes present intricate vistas of the nation’s capital; as Beacher says, “There’s something about the view coming westbound on East Capitol Street over the hill where you get to see the entire D.C. skyline from a high point that makes living in Benning Ridge specifically a really cool experience.”Quick takeout eats, and groceries a short drive from home
Benning Ridge is mostly residential, and grocery and retail options are not within the neighborhood. Benco Shopping Center, a small strip mall along Benning Road, has spots like Yum’s Carryout, which serves Chinese dishes and a D.C. classic: chicken wings and fries with sweet mumbo sauce. Most locals take a short drive or bus ride to the Safeway along the Minnesota Avenue Corridor in Benning, while a couple blocks south is a Shoppers in Coral Hills Shopping Center in Maryland.Historic Woodlawn Cemetery
Woodlawn Cemetery is within Benning Ridge and was created in 1895 to make way for new residential developments that were encroaching on the older Graceland Cemetery. Woodlawn is the burial ground for over 36,000 Washingtonians, the majority Black residents of D.C.’s eastern neighborhoods. It’s a historic site, as it's the final resting place for Senator Blanche K. Bruce, the second Black man elected to the U.S. Senate, and John Langston, the first Black man elected to the House of Representatives.
