With the excitement happening in the southeastern quadrant of D.C., now is the time to get in on Buena Vista. “All of a sudden, it’s cool to live there,” says Evan Marbury of Compass Realty. “In a couple of years, three major grocery chains have opened, a ton of locally owned restaurants have opened, and this is just the beginning so property values will only go up.” This can be attributed to the major development happening in the newly announced Bridge District, walking distance from Buena Vista. The project will transform 100 acres of land into a vibrant center for dining, breweries and parks.
Many of the homes in Buena Vista are attached single-family houses, ranging from condos to townhomes to brick homes with separate yards. Prices range from just over $150,000 for a two-bedroom condo to $550,000 for a three-story, four-bedroom townhomes. The streets are lined by wide sidewalks, making Buena Vista a very walkable neighborhood. Despite not having many open green spaces, there are a plethora of mature trees between housing units. As Marbury notes, proximity to D.C. is key, “Even with the river, it’s actually easier to get to D.C. from the southeast side. That’s huge for people commuting into work daily.”
Students enter Moten Elementary School, part of the District of Columbia Public School System. Moten offers an array of during and after-school activities, such as book clubs, ballet and fitness programs. Next is Kramer Middle School, which features a STEM robotics program. The local high school is the newly renovated Anacostia High. The 200,000-square-foot school was updated in 2012 with a new media center, gymnasium and classrooms. Buena Vista is also home to a multitude of charter schools, like KIPP DC Heights Academy, which earned an A rating on Niche, and KIPP DC AIM Academy which has a B+ rating.
Savoy Playground has climbing equipment and a picnic area perfect for play inside the big city. Less than a mile away sits Anacostia Park. Operated by the United States National Park Service, the 1,2000-acre land offers grills perfect for gathering friends for lunch. With direct access to the Anacostia River, it is a popular fishing destination, and the river hiking trails are filled with great waterfront views. There is no shortage of action as Anacostia Park contains nine tennis courts, three basketball courts and a roller rink for those who want to lace up the skates. Just across Erie Street to the north is Fort Stanton Park, providing access to 150 acres of hiking and biking trails.
You won’t be able to beat Busboys and Poets for dinner and entertainment. Offering small plates, paninis and large entrees, the food is just the beginning at this hot spot. Open mic nights and book readings are always being added to the schedule so customers can get some culture with their eats. Locals rave over 6Co Eatery as an ideal spot to grab lunch. The steak and cheese sandwich with the special house sauce is a fan favorite, as are the skinny fries. Right down the road is Mama’s Pizza Kitchen boasting eight specialty pizzas to go with other Italian favorites.
Residents love the ease and convenience of Stanton supermarket located in the heart of the neighborhood. Stanton is stocked with produce options, dairy products and home cleaning supplies for a quick trip to get what you need. Just a few miles away, locals head to Lidl or Safeway to collect groceries for the entire week. The metro provides easy access to the expansive shopping options found in the heart of Washington, D.C.
