A suburban enclave with access to nature

Strolling along the leafy streets of Crestwood, the park-like setting belies the neighborhood’s proximity to all the energy of Washington, D.C. In the years after the Supreme Court struck down racial covenants in 1948, the enclave became known as the Gold Coast, where affluent Black families lived. Today, it’s an upscale neighborhood featuring grand estate homes buttressed by the wildlife of nearby Rock Creek Park. “It’s a very isolated pocket that people really seek out,” says Rick Morrison, an agent with the Sky Group at Long & Foster. “It feels a bit suburban when you’re really in it. Located three miles north of the heart of the District, Crestwood is an elite, walkable neighborhood where residents are proud to live.

Luxurious homes, walkable streets

“Crestwood is cool because it has some of the largest homes you can get in DC,” Morrison says. The neighborhood attracts architecture hobbyists for its variety of housing styles, including grand Tudor Revivals with more than 6,000 square feet of living space. Most properties are slightly more humble: Colonial, Federal, Cape Cod and the occasional contemporary architectural styles mingle among the twisting streets. All streets are rimmed with wide sidewalks and tall, mature trees casting lush shadows over meticulously kept front laws.

The upscale luxury homes carry high price tags. “The entry point to the neighborhood is around $1.1 million to be livable, which is a hefty budget for most people,” says Morrison. Indeed, most homes sell for more than $1 million, but it’s common for larger homes to go for more than $2 million. Most residents, once they’ve moved into the neighborhood, tend to stay for a long time – sometimes, multiple generations. “There are people who have been born in their house and now are living there with their grandchildren,” says Kathleen Eder, an associate broker at Compass and Crestwood resident for more than 16 years. That longevity means that inventory is low, and bidding wars can become competitive. “We get multiple offers on just about everything. Very rarely does something sit on the market,” Eder says. “I have clients who know I live in Crestwood and say ‘we’re not ready to move yet, but keep an eye out for us.’”

Living along Rock Creek Park

One of the biggest attractions of Crestwood is the proximity to Rock Creek Park, which curves around the western side of the neighborhood. “You feel like you’re living in the middle of a park, but you’re in the middle of the city,” Eder says. There are entry points to the Rock Creek trails, so families can spend their afternoons going on hikes and nature walks without getting far from their air-conditioned homes. A hike will take you to some of the park’s design triumphs and natural wonders like the fieldstone Boulder Bridge and the Pulpit Rock formation. Those trails can even connect residents to the National Zoo within 1.5 miles – a walkable distance with young children in a jogging stroller. The William H.G. FitzGerald Tennis Courts host the Washington Open, or the Citi Open, every year, and the surrounding Rock Creek Park Tennis Center teaches lessons and welcomes private leagues on the facility’s 25 outdoor courts.

Crestwood Citizens Association keeps residents connected

The Crestwood Citizens Association keeps the community engaged with seasonal events and neighborhood advocacy. Various special interest teams formed by members address specific needs in the community. The Green Team, for example, holds community clean up events and swap tips for gardening using native plants. Holiday events like Easter egg hunts and Fourth of July bike parades delight the neighborhood children, while summer barbeques and picnics bring the adults together to socialize. “It’s a really nice way to come together in a city where everyone is going in their own directions,” says Eder, who serves as first vice president of the CCA.

Private and public schools serve the neighborhood

Most of the Crestwood neighborhood is zoned for Powell Elementary School, which offers a dual-language learning program where at least half the instructional curriculum is delivered in another language. The school has a B rating from Niche. From there, kids may move on to MacFarland Middle School, which has a C+ rating and offers after-school tutoring programs. High Schoolers can join one of more than 15 clubs offered at Roosevelt Senior High School, which has a C rating. There’s also a private school within the neighborhood boundaries: Parkmont School, which teaches sixth through 12th grade using a Montessori-inspired educational philosophy and has 8 to 10 students in a class.

Walking distance to a commercial artery

Crestwood’s status as a solely residential area is a selling point for some people — you will not find one retail or chain store within the neighborhood boundaries. “There’s no commercial corridors in the neighborhood itself, which leads to a quiet isolation that most people hold as a positive,” Morrison says. However, Eder says that she and her family are happy to make the short trek to the nearby shopping and dining hubs. The Highlands café and coffeeshop on 14th Street, less than a mile from the heart of Crestwood, is known for their breakfast fare and has steadfastly served the locals even as the streets around them have changed. “My kids used to ride their scooters there and get hot cocoa,” Eder remembers. On the same block, the trendy Spanish eatery Atxondo is a hot destination for tapas and happy hour drinks. Residents have to drive around two miles to get to a grocery store, but within that radius, they have several options: a Giant Food in Columbia Heights, a Whole Foods in U Street and a Safeway in Petworth. Just to the south of Mount Pleasant, a Target offers a convenient destination for home essentials. While it’s easy for residents to walk to local shops, the nearest Metro station is about 1.5 miles away, but bus stops along 16th Street can connect pedestrians with other transportation hubs.
