What's happening at Art Place
“There’s a lot of new development in that area,” says Randy Louis, CEO of Block Shoppers, a local organization aimed at empowering people to build generational wealth through real estate. “It’s a good place to live for anyone, with a lot of redevelopment and construction going on.” Art Place is an in-process, mixed-use development that, once finished, will provide a multicultural artistic living space. As it stands, Art Place includes The Modern – an apartment complex and the Fort Totten Metro Station. Once completed, the plaza will include a 35,000-square-foot venue for touring artists and other performances, a maker’s space for resident artists and guests, a children’s museum, grocery stores and more dining and retail options.Summer concerts during Fridays at Fort Totten
Every Friday in the summer, neighbors gather on the corner of Galloway Street and South Dakota Avenue, eat food from local food trucks and listen to live music floating through the air.Fort Totten Park, Catholic University and more
Fort Totten Park, from which the neighborhood gets its name, was built by the Union Army to defend against the Confederacy during The Civil War. Sitting at the top of a hill, the park’s earthworks are still visible today. Cyclists appreciate the neighborhood's proximity to the Washington Metropolitan Branch Trail, which runs 8 miles from the Silver Springs Metro Station in Maryland to Union Station in Washington, D.C. Nearby Keene Field offers a spot for active recreation, with a baseball diamond and multi-purpose field. The neighborhood’s proximity to the Catholic University of America and its athletic fields also provides locals with things to do, from sporting events to theatre performances.Transportation hub
Fort Totten is known throughout D.C. for being a transportation hub. “The Metro is right there,” Louis says. “It’s very transit friendly – it’s a short ride into Silver Spring, and it’s easy to get to Capitol Hill or other parts of the city.” The Fort Totten Metro Station leads locals throughout the city on the green, red and yellow lines. There are also numerous Metrobus routes sprinkled throughout the neighborhood, as well as the 8-mile Washington Metropolitan Branch bike trail. In case of emergency, the MedStar Washington Hospital Center and the Children’s National Hospital are about 2 miles south. And when it’s time to fly, the Ronald Reagan Washington National Airport is about 9 miles south.Renting and buying options
Most properties in Fort Totten are apartments, and most residents are renters. However, those looking to buy a townhouse or duplex can find one in the $400,000 to $600,000 range or a condo in the $150,000 to $400,000 range. Single-family homes were typically constructed in the early 1900s and feature updated interiors. These properties run in the $500,000 to $900,000 range depending on size, condition and age.Amenities in-progress
Once completed, Art Place will bring new dining and retail options to the neighborhood. For now, Fort Totten is heavily residential. “There’s a lot of new development,” Louis says. “They built a new Walmart not too long ago.” The neighborhood is also surrounded by several communities with more amenities, like breweries and nightlife near Catholic University and restaurants lined along Georgia Avenue.School days
