Capitol Hill’s cousin
Rowhomes line the streets in Hill East. Sitting about a mile and a half from the Capitol Building and with two Metro stations in walking distance, the neighborhood offers residents easy access to the city’s attractions. The Anacostia Riverwalk Trail makes Hill East’s eastern border and provides scenic walks or bike rides to locals, while the D.C. Armory hosts various events throughout the year. “Hill East is like Capitol Hill’s more affordable cousin,” explains Kimberly Diggs, associate broker with Douglas Elliman and long-time D.C. resident. “You have the essence of Capitol Hill with the rowhomes; it has the same vibe. But it’s further from the Capitol building and its surrounding attractions.”

The Anacostia Riverwalk Trail, D.C. Armory and other recreation opportunities
The Anacostia Riverwalk Trail cuts across the west bank of the river that feeds into the Potomac. The paved path meanders through forest and fields, past marches and monuments. “This area doesn’t have much accessibility to large D.C. parks, but, with the trail, it’s easy to bike to the arboretum,” Diggs explains. The National Arboretum, with its sprawling collections of gardens, is about 3 miles north of the neighborhood. Due to stormwater runoff and urbanization, the Anacostia River has become polluted; however, groups like the Anacostia Watershed Society are working to restore the river by installing systems that imitate natural processes, like rain gardens. On the river, the Anacostia Community Boathouse is a launching point for rowing and recreation, while the nearby historic Congressional Cemetery sits in the neighborhood's southeastern corner. It hosts events throughout the year like summer movie nights, spooky “soul strolls” at Halloween and the annual Deadman’s 5K Run. A fee-based dog-walking program, known as a K9 Corps, helps with the costs and upkeep of the active graveyard. The D.C. Armory 10,000-seat multipurpose arena is also in the neighborhood. The venue has hosted inaugural balls, boxing matches, esports tournaments and even the circus. The Festival Grounds at RFK Campus are nearby, and for decades hosted professional football, baseball and soccer teams, with D.C. United being the last team to play in 2017. The recently passed D.C. RFK Memorial Stadium Campus Revitalization Act will turn the plot into a mixed-use facility with potential commercial and residential space, as well as a possible new stadium for the Washington Commanders. Due to D.C.’s diagonal streets and intersecting avenues, there are also a few pocket parks in Hill East with playgrounds, small green spaces and benches.

Rowhomes and condos on quiet streets
“[The neighborhood is] comprised primarily of rowhomes with some condos sprinkled in,” Diggs says. “Folks know each other; new residents live alongside people who have lived in D.C. for a long time.” Rowhomes in styles ranging from flat-front Federals, Wardmans with full-width porches, and Victorian-style properties with iron railings line Hill East’s streets, and prices typically run between $775,000 and $2 million. Community gardens, brick alleyways and small fenced-in yards sit behind them. Cars are parked on the curb, and mature trees shade roadways. This is the kind of place where there are chalk drawings of stick figures and flowers on the sidewalk, tricycles on porches and neighbors gather in alleys for cookouts. A one-bedroom, one-bathroom condo can be found for between $180,000 and $380,000, while more spacious units top out around $700,000.

The Roost and other dining options on Pennsylvania Avenue
Hill East is primarily residential. Compared to Capitol Hill, “people think this area isn’t as walkable, but that’s not true,” Diggs explains. “There’s not as much commerce; there aren’t bars and restaurants on every corner. But it still gives you what you need for an accessible community, especially with the Metro station and bus lines nearby.” Some neighborhood restaurants are along Pennsylvania Avenue, and their concentration gets denser closer to the Capitol building. The Roost is a mess-hall-style eatery that provides residents with coffee in the morning, beers on the weekends and a diverse selection of cuisine during lunch hour. Hill East Burger is a popular dinner spot, serving American fare, while Trusty’s is the neighborhood’s go-to pub. Locals can grocery shop at Safeway on 14th Street or Trader Joe’s on Pennsylvania Avenue.

District of Columbia Public Schools
Students are zoned for District of Columbia Public Schools. They can attend Payne Elementary School, which gets a B-minus from Niche, before Stuart-Hobson Middle School, which gets a B-plus. They can finish their public education at Eastern Senior High School, which receives a C and offers the Eastern Academy of Health Sciences, a program that prepares students for careers in health-related degrees and professions.

Getting around Hill East
Locals head to the Stadium-Armory or Potomac Avenue Metro stations to get around the city on public transportation. Metro buses along Pennsylvania Avenue provide another option. Residents can access District of Columbia Route 295, which leads into Virginia and Maryland, by crossing the John Phillip Sousa Bridge or the Whitney Young Memorial Bridge. In case of emergency, the MedStar Washington Hospital Center is about 5 miles northwest. And when it’s time to fly, the Ronald Reagan Washington National Airport is about 6 miles west.
Correctional facilities
Numerous correctional facilities sit near Independence Avenue and 19th Street. The CSOSA Reentry and Sanctions Center, located on the grounds of the former D.C. General Hospital, aims to aid kids and adults re-entering society after time in the justice system. The Central Detention Facility, or the D.C. Jail, houses male inmates sentenced for misdemeanor offenses and those anticipating adjudication of cases, while the Correctional Treatment Facility is a medium security institution that serves incarnated females with similar situations.

It is a very diverse area mixed with people from all walks of life. I love living and being on Capital Hill. My neighbors are nice and the schools are multi-cultural.

I have never had any issues with going outside late. The area is well lit at night. You rarely see unkept yards of abandoned buildings that are not being taken care of. Most of the streets are in good condition with the exception of a few pot holes here and there. I feel safe in my neighborhood.

As with any area you have alcoholism and drug addicts. For the most part you will find people running and walking their dogs daily. There are also a few local gyms that people utilize daily.
