If high-rise living is your style, Mount Vernon Triangle could be a perfect fit. “Most of my buyers who have purchased with me have been working professionals,” says Stuart Naranch, a Realtor with Compass who sells homes throughout the DMV area. “It’s one part of the Downtown D.C. area that still has an active scene after 5 p.m. when office spaces start to clear out.” Sleek apartment and condo towers line walkable streets and shape the skyline, many with ground-floor shops that keep foot traffic moving through the neighborhood. Most buildings embrace a modern, upscale feel, offering perks such as concierge services, fitness centers, pools and rooftop decks. Monthly condo fees usually cover those amenities and run between $400 and $900. According to Naranch, “Condo units with parking are especially attractive.” Boutique condos in renovated historic buildings offer another option, though they're less common.

Condos typically range from the lower $300,000s to the upper $600,000s, with the occasional higher-end option in buildings like the K at City Vista going for more. “There’s the whole gamut of pricing, but $400,000 to $600,000 has more options,” Naranch says. He adds that many condos are investor-friendly and can be purchased as long-term rentals, which supports a strong rental market here.

Mount Vernon Triangle is a convenient home base for academic, legal and government professionals. “I think there are a lot of Washingtonians who put Mount Vernon on their list because of the accessibility … It’s great for two people who live together and work in two different locations. It can really check a lot of boxes,” says Meredith Margolis, a local Realtor with Compass. It’s just minutes from Georgetown University School of Continuing Studies and Georgetown University Law Center, and it’s a quick commute to major employers in Judiciary Square, Capitol Hill and Downtown DC. You don’t need a car in Mount Vernon Triangle, but if you are driving, be ready for limited street parking and rush-hour gridlock. “Most people will avoid driving in the area if possible, especially during sporting events at Capital One Arena,” Naranch explains.

One of Mount Vernon Triangle’s biggest draws is its easy walkability to grocery stores, shops and restaurants without leaving the neighborhood. City Vista is home to a Safeway and several dining options, including Korean dishes at Mandu, fast-casual Indian at RASA and quick bites at Chipotle. For something more elevated, Michelin-recognized spots like Ottoman Taverna and Cucina Morini are just a short walk away. Neighborhood hangouts include Busboys and Poets, an inclusive gathering place with open mic nights.

Mount Vernon Triangle isn’t a nightlife hotspot, but it’s close to lively destinations like U Street and Adams Morgan. Margolis adds that Blagden Alley is another trendy spot in the area. "That's home to some of the coolest bars and restaurants in the city," she says. Iconic D.C. attractions are also close by. Think:

  • CityCenterDC, which offers luxury shops and dining in Downtown
  • The National Mall, featuring monuments, memorials and museums
  • Walter E. Washington Convention Center, hosting major events year-round

From Millian Park to Cobb Park: a greener future is on the way

One thing Mount Vernon Triangle has historically lacked is green space. Milian Park offers a small dose of it, with a grassy triangle between two busy streets where the Mount Vernon Triangle Community Improvement District hosts free movies, concerts and the FRESHFARM Mount Vernon Triangle Market. As the neighborhood continues to grow, Cobb Park is expected to reopen in 2026 with a new playground, walking paths, art installations and a pavilion.
