If getting more space for your budget in Southeast Washington is high on your wish list, Randle Highlands is a neighborhood to consider. It has a residential feel, with more single-family homes than you’ll find in many other parts of the city. You’re not right on top of a Metro stop, but nearby stations, bus routes and major roads keep the rest of Washington within reach. With parks, everyday shopping and growing development close by, Randle Highlands attracts buyers who want value and convenience in one place.

Types of homes in Randle Highlands and what they cost

Space and value stand out in Randle Highlands. Semi-detached twins and fully detached single-family homes are the norm, and perks like off-street parking and fenced-in backyards are easier to find than in denser parts of the city. Architectural styles vary, with a mix of Colonial Revivals and bungalows with occasional Victorian-era details. Inventory stays fairly limited, so it’s not unusual to see only a handful of listings at a time.

Prices typically start in the low $300,000s and climb into the low $600,000s. Larger detached homes in the neighborhood’s eastern corner can sell for more than $800,000. The median sale price is in the high $400,000s, below the citywide median and lower than nearby Hillcrest and Good Hope. There are also a few apartment and condo buildings, so the neighborhood works well for renters, but buying can make sense here. “There’s tons of development happening in the area, which could lead to a great investment opportunity if purchasing,” says Evan Marbury of Compass Realty. “It’s a great time to get in because, at least for now, you can get more home for less money compared to the rest of D.C.”

Getting around without a Metro stop in the neighborhood

Randle Highlands doesn’t have a Metro stop, so it’s not as transit-friendly as Anacostia or Congress Heights. But you'll still have solid bus access and are close to several Metro stations that connect you to Navy Yard, Capitol Hill and Downtown DC. The closest stops don’t have commuter lots and are within 3 miles of the neighborhood. Many residents rely on a car for day-to-day errands, but getting around typically includes:

  • Closest Metro: Anacostia for Green; Potomac Avenue for Blue, Orange and Silver
  • Metrobus access: frequent routes connect to nearby Metro stations and beyond
  • Commuter routes: Pennsylvania Avenue SE and I-295, which links to the Beltway

What families should know about schools in Randle Highlands

Public schools in the District of Columbia Public Schools system include Randle Highlands Elementary School, Sousa Middle School and Anacostia High School. Families can explore other DCPS and charter schools through the annual My School DC lottery. Nearby charter options include Thurgood Marshall Academy and highly rated Cedar Tree Academy. If you’re looking for private schools, Saint Francis Xavier Catholic Academy is just outside the neighborhood.

Places to get outside, from trails to the Anacostia Riverfront

Green spaces around Randle Highlands include quiet trails, large parks and riverfront hubs. "In Southeast Washington, you're pretty close to Anacostia Park and a number of different trailways for biking, walking and hiking," says Tim Dudley, a local Realtor and associate broker with Dudley Pro Realty. That makes it easy to get outside, whether you’re going for a quick walk or taking your kids to the park. Outdoor spaces within a mile of the neighborhood include:

  • Fort Circle Park Hiker-Biker Trail, a 7-mile path through historic Civil War forts
  • Fort Dupont Park, with nature trails, an indoor ice rink and summer concerts
  • Anacostia Park, which has a pirate-themed playground, boat ramp and more
  • Anacostia Recreation Center, a community hub with a pool and tennis courts

Commercial avenues are steps from Randle Highlands

Randle Highlands is mostly residential, but it sits right next to two of Southeast Washington’s main commercial corridors: Minnesota Avenue SE and Pennsylvania Avenue SE. You can walk to everyday essentials like corner stores, salons and casual restaurants. J&D Market covers the basics, while spots like Lee’s Brunch and Mario’s Pizza House are easy dining options.

The Shops at Penn Branch is another option for day-to-day errands, with Planet Fitness, a 7-Eleven and more dining choices. Miss Toya’s Southern Kitchen is a local favorite, alongside familiar chains like Chipotle, Subway and Pizza Hut. For bigger shopping trips, Skyland Town Center is about a mile away and includes Lidl, CVS and other essential services. You’re also close to the growing Bridge District, which is bringing more businesses to Southeast Washington.
