An up-and-coming contender
While its name is Truxton Circle, there isn’t one in this Northwest Washington neighborhood of colorful rowhouses, walkable schools and small eateries. Named after a former traffic circle that is now long gone, the neighborhood itself is undergoing change and revitalization. “A lot of new buildings are going up,” says Garrey Ashton, a Realtor with Exit Landmark Realty, who’s sold real estate in the DMV (that’s D.C., Maryland and Virginia) since 2009. “I see more professionals moving in, too — people who want to walk or bike to work instead of driving a car. Many homeowners now don’t even own cars because all the amenities they need are within walking distance.”

Widespread building and renovations
Most of the homes in Truxton Circle are single-family rowhouses that sell for $600,000 to $1.25 million. New construction is happening throughout the neighborhood, with historic buildings, like the 1902 Wardman Flats on Florida Avenue, transformed into sleek, modern boutique units. Other historic homes built in the early 1900s have been meticulously updated with new hardwood floors, an open design, two-car parking and outdoor spaces that can customized and used for dining or relaxation. In many cases, basements with walkouts have been converted into living spaces and set up as rooms to entertain in or private guest areas. Condominiums along New York Avenue, North Capital Street and Florida Avenue are priced between $400,000 and $750,000. From renovations to historic buildings like Chapman Stables to brand-new construction, “building projects are changing the look and character of the neighborhood, giving Truxton Circle a more contemporary and upscale feel,” Ashton says.

Uncle Chip’s is a go-to for coffee, a sandwich, and a chocolate chip cookie. Other spots like BBK Cookshop, a corner eatery specializing in Thai street food, or KoChix, a restaurant devoted to the best chicken wings in D.C., satisfy even more cravings.

Truxton Circle is full of helpful and kind neighbors who generally will help pick up trash on the weekends. This neighborhood also used to have a tradition of having a progressive dinner to get to know everyone, however it got swept away with COVID. The only drawback I would say of Truxton Circle is the people who come through here sometimes leave trash for us to pick up which is a burden. However if trash is the worst of our issues than it really isn't that bad.
