In the northernmost corner of Waterbury, Bucks Hill is a suburban neighborhood defined by its rocky terrain, winding brooks and scattered ponds. The landscape is hilly and uneven, with small waterways cutting through wooded lots and residential streets. Housing ranges from single-family homes to townhomes, condos and small apartment buildings, often interspersed with local retail spots. While the neighborhood has its quiet pockets, the mix of natural features and built-up environment gives Bucks Hill a layered, lived-in feel. “Bucks Hill is a desirable area with nice parks, easy-to-get-to shopping and streetlights,” says Ruth Zeiss, a local Realtor with William Raveis. “It’s also common for people who work in New York to live in Bucks Hill. It’s only a 90-mile commute, and the taxes are so low here they can still get a primary mortgage.” Commuters take State Route 8 to Interstate 84, which is a straight shot to the city.

Bucks Hill Park and community clubs offer local recreation

A central feature of the Bucks Hill neighborhood is Bucks Hill Park, a multi-use green space with athletic courts and fields, a playground and a seasonal spray pad. The park also has walking and biking trails, open lawns, a gazebo and a pavilion that hosts community gatherings. “There’s also Lakewood Park at the bottom of the hill,” Zeiss adds. “It’s near a lake where people like to fish, swim and take kayaks out.” The Bucks Hill Community Club organizes events like craft extravaganzas and live music nights, bringing neighbors together throughout the year. Another local fixture is the American Italian Civic Club, which sits beside a small lake and features a pool. The club hosts events such as car shows and seasonal celebrations, contributing to the neighborhood’s social calendar.

Cape Cod, ranch-style and split-level homes dot the area

The residential landscape in Bucks Hill is shaped by a mix of housing types, with single-family homes making up about 45% of the neighborhood. “There are a lot of ‘50s and ‘60s era homes, many that have been renovated in the 2000s,” Zeiss says. Cape Cods, ranch-styles and split-levels are the most common, often set back from the street with driveways, manicured lawns and mature trees. Sidewalks are present in some parts of the neighborhood, but not consistent throughout. Prices start around $190,000 for a modest Cape Cod with roughly 1,000 square feet and climb to $400,000 for larger split-levels or raised ranch styles with more than 2,000 square feet.

Townhomes and condos account for about 21% of the area’s residential space, with units ranging from $100,000 to $215,000 depending on size and condition. Apartment rentals are also a major part of the housing mix. About 45% of residents rent their homes, whether in multi-family buildings or single-family properties.

Bucks Hill features shopping plazas and houses of worship

A commercial stretch along Chase Avenue on Bucks Hill’s south side gives residents access to everyday shopping and dining. Waterbury Plaza features familiar storefronts like Target, Stop & Shop and Dunkin’, while local spots like Pizza Castle and E’s Fish and Chips Soul Food serve local eats.

Centrally located in the neighborhood are a few well-attended houses of worship, including St. Michael the Archangel Church, a Catholic parish with deep local roots, and the United Muslim Masjid.

The Waterbury School District serves community students

Students in Bucks Hill typically begin at Bucks Hill Elementary School, which holds a C-minus rating from Niche. From there, they can advance to North End Middle School and later Wilby High School, both of which also receive a C-minus. At the high school level, students have access to extracurriculars like Diversity Club and Job Hunt 101, a program that teaches practical skills such as resume writing, interviewing and understanding tax forms.

State Route 8 and the CT Transit keep residents connected

State Route 8 runs along the west side of the neighborhood and links up with Interstate 84 to the south, making regional travel by car straightforward. The CT Transit bus system serves Bucks Hill, with stops along major roads that connect residents to other parts of Waterbury. On the neighborhood’s south side is Waterbury Hospital, as well as the Waterbury Station, where commuters have access to the Metro-North line of the MTA, which offers rail service to New Haven and beyond. From New Haven, about 25 miles away, travelers can fly out of Tweed-New Haven Airport through Avelo Airlines’ limited domestic service. For broader flight options, Bradley International Airport is located roughly 40 miles north, while New York City’s airports are about 90 miles south.
