Waterville offers a convenient location and a friendly community
Waterville is a small neighborhood on the northern outskirts of Waterbury known for its friendly neighbors and convenient access to the city. “It’s centrally located. It’s very close to Route 8 and a lot of shopping, groceries and restaurants,” says Lynn LaForme, a Realtor at Showcase Realty with over two decades of experience. “A main road runs through it, so it has lots of shopping and a nice little park.” While the neighborhood’s convenience is a significant draw, the people make it feel like a home. Waterville is the kind of community where residents plow the roads after a snowstorm so their neighbors can get to work. The neighborhood also has a community club that lobbies for improvements to the park and organizes events like picnics and holiday parties for residents.

Vintage housing styles on suburban avenues
Waterville consists of a few suburban streets, some industrial areas and a vast section of dense forest on the northern end. Vintage Victorians, American Foursquares and folk-style homes line the streets. Ranch-style houses are also common in some parts of the neighborhood. Many residential streets have sidewalks, and tall trees provide plenty of shade over the front lawns. Most homes are close together on tight lots, with a median lot size of about 0.17 acres. Houses are also smaller than the national average, with an average size of around 1,400 square feet. Prices generally range from $180,000 to $370,000. Much of the area near the Naugatuck River is prone to flooding, but the part of the neighborhood by the river is largely industrial.
