Urban living on the Hudson and Mohawk Rivers

The City of Cohoes is where the waters meet—literally and figuratively. The Mohawk and Hudson Rivers meet and mingle around Van Shaick Island on the city's eastern side. Cohoes is also a cross-section of cultures that influences everything from the schools to the restaurant sector. Cohoes—sounds like kuh-HOZE—is an old mill town undergoing a fresh resurgence over the last few years, says Brian Brosen, a licensed associate broker selling in the Capital Region for nearly two decades.

Early 20th-century Victorian and Italianate homes

Many of the community's homes are older and will need repairs, but they've got good bones. Victorian homes with vinyl siding and light-loving bay windows are typical in the neighborhood. There are also many Italian rowhomes with ornate eaves and tall windows. "It's a good first-time homebuyer area," Brosen says of Cohoes. "You can still find something for $200,000. Your money will go decently here." But the area also has more upscale, new construction for $500,000 and up, he says.

Homebuyers may be only looking to buy a home in Cohoes, but they're in luck if they're also business owners, says Brosen. "The City of Cohoes has worked really hard to be very business-friendly. Some communities up here aren't. Cohoes does a lot for small businesses." The area's vibrant assemblage of restaurants, mom-and-pop shops and art studios are proof. Gus's Hot Dogs is a locally famous joint attached to the owner's house in Watervliet. While there's indoor seating, the picnic benches outside give you the real Gus's experience. Mini dogs are the star here—served with mustard, minced onions and meat sauce. They've been open since 1954, and some regulars drive for more than 50 miles for these bad boys. Along Remsen Street, there's a great pick of independent and locally-owned breweries and restaurants that range from sushi to soul food. Paint Cohoes Art Studio & Gallery nourishes the mind, body and soul. Art exhibits, workshops and yoga classes help locals cultivate healthy lifestyles. And there's a kid's art club with courses for the littles. Champaign Plaza is great for quick and convenient essentials. There's a Family Dollar, laundromat, Subway and China One restaurant. With two Price Chopper supermarkets—one in Cohoes, one in Watervliet— groceries are never more than a few minutes away.

Celebrating the winter season on Van Shaick Island

There's plenty to explore and do in Cohoes' regular citywide events and festivals. During the city's annual Winter Carnival, locals flock to Van Shaick Island for skating races, snowman building, and a hockey shootout. It's not all frigid fun; there's hot chocolate, s'mores and a massive bonfire. The Table Hopping Mac-n-Cheese Bowl has been a Cohoes crowd pleaser since 2010. Local restaurants face off to win the popular vote on which recipe wins for the city's best mac-n-cheese.

Diverse school districts in the Albany area

The region's multiple school districts drive the significant difference in home values. The Cohoes City School District, which merits a B-minus overall grade per Niche.com, is in the top 20% for diversity among New York State school districts. The Abram Lansing School serves kindergarten through fifth grade, has a 10:1 student-to-teacher ratio, and scores an A for diversity. Cohoes Middle School and Cohoes High School have A-minus grades in the diversity category. Further south, the Watervliet City School District earns a C overall but is even more diverse. Watervliet Elementary, with an overall C-plus, is among New York state's top 4% for diversity among NYS elementary schools. A small portion of Cohoes falls under the A-plus-rated North Colonie Central School District. It's the number two-rated district in the Albany area and one of New York State's top 35 school districts.

Green spaces with waterfalls and eagle sightings

Falls View Park offers serene views amid the city's busy currents. It's a great place to photograph the beautiful Cohoes Falls. Fishing, hiking and or picnicking are popular pastimes in the four-acre park. Just leave Fido at home—dogs aren't allowed. Overlook Park may offer even better views of the waterfalls and sightings of bald eagles swooping for a fresh catch. Just across the bridge, Van Shaick Country Club—once known as The Island Club—offers private memberships to its nine-hole course and swimming pool.

Drive or catch a bus to get around Cohoes

Whether driving down the street or heading to Albany, Cohoes is convenient for transportation. Cohoes Boulevard runs through the town and merges into Interstate 787, giving you a straight shot south to Albany in 15 minutes. It's just over 30 minutes to get to Schenectady via Highway 7. Bus routes hit almost every part of the city and concentrate along Main Street, Columbia Street, Remsen Street and Vliet Boulevard. Van Shaick Island is reachable by bus via Bridge Avenue and Ontario Street.
