The Arsenal City
Watervliet, New York, is a small industrial city of just over 10,000 residents along the western banks of the Hudson River. Known as the "Arsenal City," Watervliet was a crucial hub for military manufacturing in the 19th and 20th centuries, mainly due to the historic Watervliet Arsenal, the oldest continuously operating arsenal in the United States. This facility has played and continues to play a vital role in producing equipment for the U.S. military, ranging from the War of 1812 to 21st-century conflicts.
Other major manufacturers included Meneely Bell Foundry. Today, manufacturing remains a large part of its economic landscape. However, Watervliet has seen growth in retail, healthcare and public administration, contributing to its evolving identity as a former manufacturing hub-turned-Albany suburb for city commuters. "It's one of the more affordable communities in the metro area," says Jessica Baxter, a Capital Region native and licensed real estate salesperson with the Core Real Estate Team. Over the past few years, investments in infrastructure and local development have helped attract small businesses and new residents looking for affordability and convenience.

Duplexes, multi- and single-family homes
The U.S. Army Watervliet Arsenal divides the city into sides, north and south. Port Schuyler comprises the neighborhood south of the arsenal. Bordered by the railroad tracks to the west and Interstate 787 to the east, this insulated community offers a small-town atmosphere with 19th- and 20th-century duplexes and single-family homes. The north side of Watervliet is home to the city's old business district along 19th Street. Grid-lined roads give way to an eclectic mix of older duplexes, multi-units and single-family dwellings. Median home prices hover around $257,000, ranging from the $100,000s to the $400,000s.

Neighborhood parks and green spaces
Watervliet features several nearby green spaces, recreational facilities and riverside trails. Small neighborhood parks range from Brotherhood Park's Little League fields to 15th Street Park's bocce ball court and swing set. Down the road, the Watervliet Dome has several indoor sports courts for local sports clubs.
South of the arsenal, Pershing Green Memorial Park features an open green space for an afternoon picnic. A short walk down the road brings hikers to the Schuyler Flatts Trail, which leads to the Town of Colonie's Schuyler Flatts Cultural Park. The trail also connects to the Empire State Trail, which weaves along the Hudson River. Additional waterfront views await at the nearby Hudson Shores Park, a small green space that welcomes anglers, picnickers and sunset watchers.
Veterans Memorial Park is the city's largest gathering place with a walled memorial, a community pool and a splash pad. An annual Memorial Day Parade honors veterans with a procession through town and a ceremony at Memorial Veterans Park. The park also hosts the Arsenal City 5K Run's post-race activities, which include an awards ceremony, family-friendly activities and food vendors.
Across the river, Troy is known for its Waterfront Farmers Market and riverfront concerts. Down the street, Troy's Prospect Park features an outdoor fitness center, a playground, an 18-hole disc golf course and dozens of sports courts. Nature trails weave through tall oaks, while additional trails, lakes and mountain ranges surround the Capital Region.

Shopping and dining around Watervliet
Watervliet boasts a variety of small delis, cozy pubs, family-owned restaurants and one grocery store. About 1 mile away sits Downtown Troy, "a beautiful historic area with great breweries, bakeries and restaurants," according to Colin McDonald, broker-owner of McDonald Real Estate Co., who has been in the industry since 2015. "When I used to live across the river, I'd still find myself going out in Troy. We have one of the largest farmers markets on the East Coast, and there's always something going on."
About 4 miles west of Watervliet, Latham's shopping centers feature additional grocers and big-box stores. For more extensive shopping, over 150 retailers and restaurants await at Crossgates Mall, less than 15 miles away.

Commutes to Downtown Albany
Paved sidewalks, a compact community and access to the Empire State Trail cater to avid walkers and cyclists. Public transit connects residents around Watervliet and the Albany metro area, with routes along Broadway, 2nd Avenue and 19th Street. Nearby interstates include 787, 87 and 90, with Downtown Albany 7 miles south and Albany International Airport 8 miles away. Troy's Samaritan Hospital is the closest medical facility, about 2 miles east.
Watervliet City School District
The Watervliet City School District earns an overall C rating from Niche. This small urban district enrolls approximately 1,300 students across one elementary school and one middle/high school. High schoolers can earn college credits ahead of time through dual enrollment programs with Hudson Valley Community College and other local colleges.
The Capital Region boasts several universities and colleges. Rensselaer Polytechnic Institute, a private research college, is about one mile away, across the river in Troy. Russell Sage College has campuses in both Troy and Albany, while additional nearby institutions include the University at Albany and Siena College.

Capital Region weather and crime
The Capital Region offers all four seasons: humid summers, chilly autumns and cold winters, with an average yearly snowfall of around 60 inches. Due to its low-lying terrain and proximity to the Hudson River, flood insurance is mandatory for some Watervliet homes.
According to the FBI Crime Data Explorer, the city saw a rise in property and violent crime rates between 2022 and 2023.
