Lake Cogardens has affordable homes, and many first-time homebuyers
In Lake Cogardens, grassy yards with tall trees welcome homebuyers who want a place not far from a big city. "Recently, there have been a lot of first-time homebuyers and young couples with children moving to the neighborhood," says Austin Cantu, public relations specialist for the City of Waukegan and resident of Lake Cogardens. "It's like there's a refresh of incoming families every few decades." Schools, parks and shopping centers within walking distance add to the area's desirability, and homes sell in less than two weeks after listing. Residential roads have few through streets, and with inexpensive homes relative to the Chicago and national averages, Lake Cogardens is where residents can enjoy the quiet of the suburbs at an approachable price.
Small houses sell at prices well below the Chicago and national averages
Cape Cods and ranch-style homes dominate the neighborhood, each with a detached garage, small and narrow lawns and two or three bedrooms. The modest homes from the turn of the 20th century sell between $180,000 to $240,000. A few in need of repairs sell as low as $140,000. The area's average home value is $200,000 less than the Chicago Metro area's average and $350,000 less than the national average. While the homes are uniform in size and style, their residents come from different backgrounds and regions. "Some people have been here for generations, and then there are new people moving here who are used to living in Chicago or another big city," Cantu says. "They want to step back from that lifestyle but still be within a reasonable drive of Chicago."

Ben Diamond Park is always filled with sports and activity
A few outlets for outdoor recreation are within a short drive of Lake Cogardens, including Bevier Park, Bonnie Brook Golf Course and Larsen Nature Preserve. Those with dogs can bring them to release some energy at the Callahan-Franklin Dog Exercise Area at Larsen Nature Preserve. The nearest spot for getting outside, however, is Ben Diamond Park. "It's always busy there," Cantu says. "The baseball diamond is always full of junior leagues, and there's always soccer practice going on in the big field." The tennis courts are recently renovated, and getting play time can be challenging. "My friend and I play there, and we have to go either early or late in the day to catch an empty court," Cantu says.

Elementary-aged students can walk to class at one of two schools
Depending on which side of Sunset Avenue they live, students attend either Oakdale Elementary School or Clearview Elementary School. Both are rated C-minus on Niche and are within walking distance of homes. Similarly, middle school students attend either D-plus-rated Miguel Juarez Middle School or Jack Benny Middle School, rated C-minus. Waukegan High School has two campuses, separating the ninth and tenth grades from the eleventh and twelfth grades. Both campuses are rated C-plus.
Miguel Juarez Middle School is part of Waukegan Community Unit School District 60.
Waukegan High School is a public school with 4,355 students in grades 8-12.

Grocery stores and a location for date night along Lake County Highway
Lake County Highway is less than a mile east of the neighborhood and has grocery stores, discount stores and fast-food chains. Aldi, Lewis Fresh Market and Tony's Fresh Market are on the main strip. Waukegan Food Mart on Sunset Avenue is a convenience store in the other direction, a short walk from most Lake Cogardens homes. Shirl's Drive-In is a locally owned, long-standing establishment that stands out from the national chains of the area. "Everyone goes for the nostalgia and the ice cream," Cantu says. "The miniature golf place next door has the same owners, and going from mini golf to ice cream is a popular date night activity."

Buses, airports and main highways are nearby
Pace buses serve the neighborhood, with a route stopping on Sunset Avenue, heading east to Waukegan’s Metra Station. Downtown Chicago is about an hour from the neighborhood, 60 miles south via interstates 94, 90 and 290. With limited commercial flights, Waukegan National Airport is considered a "relief airport" for Chicago O'Hare International Airport. The small airport is 2 miles north, while O'Hare is 33 miles south. Vista Medical Center – East, a sizable employer in the area and the nearest hospital, is 3 miles away.
