Residents enjoy their neighborhood's natural surroundings in Lake County Gardens

Lake County Gardens has a collection of understated homes and residents who take advantage of the neighborhood's proximity to parks, forest preserves and bike trails. "A lot of families in the area are working-class, so when they get the opportunity to get outside and enjoy the recreational outlets around them, they go all-in," says Austin Cantu, public relations specialist for the City of Waukegan. Walking and bike trails border two sides of the neighborhood, and untouched land and a golf course in opposite directions nearby give Lake County Gardens an air of seclusion. But despite its natural and quiet surroundings, the neighborhood is still a short walk or drive from shopping centers, schools and everyday necessities.

Parks, trails and golf courses within walking distance of home

Robert McClory Bike Path and Lyon Woods Trail run along the neighborhood's borders, and according to Cantu, "The biking trails in the area are super popular in the spring and summer months. Some people even take the trail all the way north to Wisconsin." Nearby Bevier Park has been under renovation, with the sports courts, playground, and baseball diamonds updated over the past few years. The park also has a disc golf course and picnic tables for eating by the water. Bonnie Brook Golf Course is a public course across from the neighborhood and is owned by the Waukegan Park District.

Homes from the middle of the 20th century sell quickly

Cape Cods, cottages and ranch-style homes, usually with less than 1,000 square feet, make up the entirely residential neighborhood. With no through streets and limited roads in and out of the neighborhood, the subdivision is free from non-residential traffic. Sidewalks are in front of each home, bordering small front yards with tall trees and garden beds. Houses sell between $150,000 and $230,000. With a median price of $180,000, well below the Chicago and national medians, it's no surprise that houses in the desirable little neighborhood sell only two days after listing, on average.

A walking path leads to Little Fort Elementary, and other schools are close

Children begin learning at Little Fort Elementary School, rated C-plus by Niche. A trail goes from the neighborhood's southern end to the school's entrance on Blanchard Road, allowing students to walk to class without crossing any busy roads. Jack Benny Middle School and Waukegan High School are rated C-minus. Though the high school receives one collective grade on Niche, it's divided into two campuses; the Brookside campus teaches the lower two grades, while the Washington campus teaches eleventh and twelfth grade.

Walk and bike to nearby stores, but drive or take public transportation downtown

Metra Metropolitan Rail is Chicago's commuter rail system, and the Waukegan Metra Station is 4 miles southeast of Lake County Gardens. Riders reach downtown Chicago in just over an hour on the rail or can drive there 55 miles south via interstates 94 and 90. Buses run on Lake County Highway, and "There are some stores within walking distance," Cantu says. "Obviously, you still need a car for everyday stuff, but it's nice to have the option to bike or walk places for quick errands." Nearby Waukegan National Airport has a few commercial flights, and Chicago O'Hare International Airport is 36 miles south. Vista Medical Center – East is the nearest hospital, 3 miles away. The neighborhood's southeastern corner and the stretch of land surrounding the bike path are prone to flooding. The areas are undeveloped, and houses are unaffected.

Chain restaurants and grocery stores along Lake County Highway

Residential streets lead west to Lake County Highway, or North Lewis Avenue. The main road has shopping plazas with fast-food chains, grocery stores, banks and home improvement stores. Target, CVS Pharmacy and Dollar Tree are among the stores, and Jewel-Osco is a regional chain grocery store nearby. The shopping strip has limited, non-chain dining, but Grand Avenue and Washington Street, 3 miles south, have plenty of locally owned restaurants.
