Lake County Gardens' residents enjoy their natural surroundings

In Lake County Gardens, a northern Waukegan neighborhood, residents enjoy quiet residential streets and their proximity to outdoor destinations. The community has a mix of apartment complexes and understated, single-family homes, all within walking distance of parks, forest preserves and trails — highly utilized by the young and kid-filled area. "A lot of families in the area are working-class, so when they get the opportunity to get outside and enjoy the recreational outlets around them, they go all-in," says Austin Cantu, public relations specialist for the City of Waukegan. Walking and bike trails wind around the neighborhood, and untouched land and a golf course nearby give Lake County Gardens an air of seclusion. Despite its natural and quiet atmosphere, the neighborhood is centered around convenience, with shopping centers, schools and everyday necessities a short distance away.

Parks, trails and golf courses within walking distance of home

Robert McClory Bike Path and Lyon Woods Trail run through the neighborhood and along its eastern border. According to Cantu, "The biking trails in the area are super popular in the spring and summer months. Some people even take the [Robert McClory Bike Path] trail all the way north to Wisconsin." The Lyon Woods Trail starts in Lyons Woods Forest Preserve to the east, traverses through the neighborhood and leads west to Bevier Park. The green space has undergone renovation, with the sports courts, playground and baseball diamonds updated over the past few years. "Now they're working on expanding and improving the pond and the area around it," Cantu says. The park also has a disc golf course and hosts the annual Fishing Derby in June. Bonnie Brook Golf Course is a public course across from the neighborhood, owned by the Waukegan Park District.

Homes from the middle of the 20th century sell quickly

The community has two large apartment complexes, which house most of the area's renters. Single-family homes are typically owner-occupied and sell after an average of only a few weeks. Cape Cods and ranch-style homes, often with less than 1,000 square feet, make up most of the neighborhood's housing. They sell for $160,000 to $250,000. Sidewalks are in front of most homes, bordering small yards with tall trees and garden beds. North of the Lyon Woods Trail are larger homes, including split-levels and bi-levels from the 1970s and '80s. None have sold in recent years, but they have estimated values between $200,000 and $400,000.

Riders reach downtown Chicago in just over an hour by rail or by driving about 55 miles south via Interstates 94 and 90. Buses stop along York House Road, North Lewis Avenue and Sunset Avenue, and sidewalks throughout the neighborhood make it a walkable area.
