West Waukegan combines easy access with a residential feel

West Waukegan is a residential neighborhood in Waukegan, centered around two of the city's main thoroughfares, Washington Street and Grand Avenue. The community makes up a large portion of the city, and its homes are within walking distance of everyday amenities and attractions. Schools, parks and a diverse collection of stores and restaurants are there, reflecting the area's culturally diverse residents and architecturally diverse housing styles. Despite its proximity to busy retail corridors and downtown, West Waukegan remains quiet and relaxed. "It's out of the louder vicinity of the city and is a more residential area," says Niya Simone, a longtime resident and former public relations specialist for the city. With necessities nearby and laid-back streets to return home to, West Waukegan's residents have the best of both worlds.

Bungalows, Tudors and Colonial Revivals sell in just a few weeks

West Waukegan's gridded streets are filled with classic architecture from the early 1900s. Bungalows and Cape Cods from the 1920s and ranch-style houses from the 1950s sell for $130,000 to $270,000. Larger styles with more bedrooms and space include small Colonial Revivals, split-levels and Tudor-inspired cottages, which range between $230,000 and $360,000. Homes sell quickly, lasting only three weeks on the market, on average. Away from the main thoroughfares, the neighborhood's roads are lined with sidewalks and tall trees, giving it a suburban look. The area has a median home price of $250,000, which is on trend for Waukegan but well below the Chicago Metropolitan and national medians. "Waukegan is definitely more affordable than the other Chicago suburbs," says Frank Cox, a Realtor with Century 21 Circle who has over 15 years of experience in the area. The community is also renter-friendly, with residents renting units in apartment complexes or multifamily buildings, which sell for $230,000 to $300,000.

Hispanic restaurants and markets line Grand and Washington

Thanks to the city's diverse population, Waukegan is known for its authentic Hispanic restaurants. According to the 2020 census, almost 60% of Waukegan's residents identified as Hispanic. Grand Avenue and Washington Street are home to many Hispanic spots, including Rubi's Bakery, La Michocana Premium, Taste of Belize and Toluca's Restaurant. Several international markets are in the neighborhood, and more grocery stores, Aldi and Tony's Fresh Market, are north on North Lewis Avenue. Downtown Waukegan is a short drive east, and according to Simone, "The city is working on projects that will reinvigorate downtown. And we are shifting to add programs down the main corridor of Washington Street." In addition to more shops and restaurants, downtown hosts annual events, like ArtWauk.

Local schools are walkable and offer free meals for every student

Neighborhood children can attend Washington Elementary School, which earns a D-minus from Niche and is walkable from many homes. It's one of the district's locations for free meals during the summer break, though all schools in Waukegan Community Unit School District 60 offer free breakfast and lunch to each student throughout the school year. Robert Abbott Middle School and Miguel Juarez Middle School both earn a C-minus and lead into Waukegan High School, also rated C-minus. Although the high school has one collective grade, it is split between two campuses – Brookside for freshmen and sophomores, and Washington for juniors and seniors. The Washington campus hosts a popular Back-to-School Resource Fair. The event has food trucks and live entertainment, and provides all local families with a free backpack of school supplies.

Residents get active in renovated parks and on bike paths

Corrine J. Rose Park has a three-story playground and a splash pad-style water park. It also has a baseball diamond, sports courts and a Percussion Playground. Patricia A. Jones Center, a senior-focused facility with programs ranging from community gardening to Alzheimer's support, is located at the park. Other recreational outlets in West Waukegan include the Field House Sports, Fitness & Aquatics Center at Hinkston Park, Weiss Field and the Robert McClory Bike Path.

Bus routes and a Metra station connect West Waukegan to Chicago

Several bus lines stop along main roads through the neighborhood, leading all around the city and to downtown Waukegan, less than 2 miles east. Waukegan's Metra station is located east of downtown and offers direct service to Chicago in approximately 90 minutes. Chicago O'Hare International Airport is about 30 miles south via Interstate 94, and Vista Medical Center – East, a level 2 trauma center, is a few miles away.
