"Where people move in Wausau depends on the ambiance they prefer," says Jacob Mizgalski, a local broker with The Mizgalski Property Group at eXp Realty. "If you want rustic beauty, you'll move to Rib Mountain. But if you want to live downtown in an older home surrounded by arts, entertainment, and walkability, you'll move to East Towne. There may be more traffic, but there's charm because it's historic."

East Towne is notably home to the Andrew Warren Historic District, listed on the National Register of Historic Places. Though only four of the district’s 62 buildings are actual houses, the neighborhood largely owes its maintained historical ambiance to the upkeep of these properties. Traditional architecture weaves its way through the rest of the neighborhood with nods to Tudor, Victorian, Queen Anne and American Foursquare facades. Prices range between $70,000 and $185,000. Tangles of plants and string lights complete the mountain-like ambiance inside, apt for the former Coloradoan owners who brought elements of the Rockies back home to Wisconsin. “There’s been no shortage of new businesses popping up,” Mizgalski says. “The city is friendly and supportive of them. The downtown scene is really just a hub of creativity, and it all seems to start with the businesses.” Residents browse the essentials at nearby big-box options like Pick 'n Save and Lamb's Fresh Market. However, many opt for Downtown Grocery instead, an "everyday farmer's market" on 3rd Street selling organic produce sourced from Midwestern vendors.

Downtown Wausau is walkable from East Towne, boasting events and festivities throughout the year. The opulent stage at The Grand Theater hosts off-Broadway tours, international performers and community productions with local cast members. Meanwhile, Concerts on the Square is a free summer series attracting over 2,000 guests. Held at Wausau's renovated city square—affectionally known as the 400 Block—the series brings out live musicians and food vendors every Wednesday night from June through August. Wausau's ARTrageous Weekend spans four locations across downtown, featuring art exhibits and live performances in the late summer heat. Mizgalski even adds that the city flaunts quirky events, like a local shop owner’s famous "11:11" party. "Only 1,111 people are allowed in," he says. "It's a longstanding tradition on November 11. There's even a balloon drop at 11:11 p.m. for the birthday of the person who hosts it."

Osprey flying overhead on Barkers Island
Many East Towne residents take advantage of the River Edge Parkway. This paved cycling trail stretches a mile along the waterfront from Oak Island Park to 1st Street in Downtown Wausau. Views of the Wisconsin River corridor make for a scenic ride, even on cloudy days. Riverlife Park is a frequent stop on the way, offering a fishing pier and waterfront fire pit adjacent to a massive climbing playground, splash pad and seasonal ice cream parlor for little ones. Families are zoned for the Wausau School District, beginning at Hawthorn Hills 4K, a kindergarten and early childhood school with a B-minus on Niche. With the same grade, Franklin Elementary School is less than a mile north and boasts a student-to-teacher ratio of 10:1. Horace Mann Middle earns a B on Niche. As one of just two middle schools in the district, Horace Mann is comprised of all elementary students east of the Wisconsin River. With a B-plus, Wausau East High School has been a rival of Wausau West for more than 50 years. Beginning in 2024, Wausau East will join the Great Northern athletic conference, ending a decades-long feud between the schools. Designated bike lanes are not offered in East Towne. When heading less than a mile into Downtown Wausau, many opt to take the River Edge Parkway or simply walk 10 minutes along the wide residential streets. However, Metro Ride bus stops are provided throughout, mainly accessible on 7th and Forest Street. The nearest emergency room is Aspirus Wausau Hospital, 2 miles west across the river. Commuters rely on State Route 29 for the 99-mile drive to Green Bay and the 103-mile drive to Appleton. Those heading out of state typically fly out of Central Wisconsin Airport, 15 miles south on Interstate 39.
