Crabapple trees & contemporary homes in Riverview
Located 4 miles upstream from Downtown Wausau, Riverview is a heavily wooded suburban enclave lined with crabapple trees and contemporary homes. “Riverview was actually one of the later sections of the city to be built up,” says Julie Kinney, a staffer at the Marathon County Public Library in Wausau. “It was originally marshlands that they cleared and built homes on, so the histories make reference to people slowly moving up there.” With a CAP Index crime score of 1, compared to the national average of 4, Riverview is altogether a quiet, peaceful neighborhood with luscious foliage and spacious yards.

A wooded community in northern Wausau
At the nothermost tip of the city, Riverview is far more wooded and less densely populated than its southern counterparts. Old-growth trees line residential streets and cul-de-sacs, where the pink petals of crabapple trees bunch along the curbside. Bungalows and ranch-style homes are standard, many of which have been raised on one end to accommodate the steep streets they sit on. Priced between $150,000 and $350,000, these homes accompany contemporary builds like farmhouses, Colonial Revivals and Tudor-inspired homes ranging in price from $350,000 to $685,000. Their backyards are often finished with patios, pools and trampolines, while a mix of attached and detached garages sit out front. Condo units closer to 6th Street, one of the neighborhood's main thoroughfares, typically go for $125,000 to $290,000. Riverfront homes and properties near the Jim Moore Creek on the south side of the neighborhood offer scenic views but are more susceptible to flooding.
Though mostly developed already, the Riverview community will only continue to grow as land goes up for sale north of Evergreen Road. Priced between $30,000 and $50,000, these quarter-acre lots contribute to the city’s outward expansion and increasing population.

Riverview Elementary School is within walking distance
Students attend the Wausau School District, beginning at Riverview Elementary. With a B on Niche, the school houses a four-year-old kindergarten and early childhood center on site, which is walkable for families who live closer to Evergreen Street. Students continue their studies at B-rated Horace Mann Middle before heading to Wausau East High School, which earns a A-minus. The high school is designated as an International Baccalaureate World School, inviting juniors and seniors to earn college credits prior to graduation. Beyond academics, the school is part of an exciting cross-town rivalry with West High School. “At one point we had a slice of white pine called ‘The Log,’ and whoever won the annual football game got to take the log home," Kinney says. In 2024, East High will join the Great Northern athletic conference, potentially ending the 50-year feud. “For a while, the city had one middle school, and the rivalry died out because everyone knew each other,” she continues. “But now that there are two again, we’ll just have to wait and see.”
Riverview Elementary School has a student-teacher ratio of 17 to 1.
Horace Mann Middle School in Wausau is rated a B by Niche.

Craft brews & curiosities along 6th Avenue
Evergreen Road borders Riverview to the north, a rural thoroughfare stretching west to the Wisconsin River. At the intersection of Evergreen and 6th, the Pickle Jar Grinds and Finds is a locally-owned coffee shop serving craft brews and knickknacks in a country-style setting. Farther south, near Jim Moore Creek, Tribute Golf Course is a century-old public greenway planted on Golf Club Road. The course’s associated restaurant, Bunkers, is a casual eatery offering classic American fare prepared by an award-winning executive chef. There, fresh and locally-sourced meals can be served on the patio, which overlooks the course below. Riverview residents are also conveniently close to BB Jack’s Pizza and Sandwich Lounge, where Packers games pair well with pizza and beer on tap. While Lamb’s Fresh Market and Pick ‘n Save cover grocery store essentials, many Wausau residents head south into Rib Mountain for broader retail options like Target and Kohl’s.

The River Edge Parkway overlooks “Big Bull Falls”
River Highlands Park provides the closest outdoor recreation for Riverview residents. A central path connects the park’s playground to a basketball court and plenty of open field space within walking distance of most homes. Father south, Sylvan Hill Park is a popular destination for mountain biking in the summer and snow tubing in the winter. The Sylvan Hill Bike Park even provides cyclists with a 1.3-mile, gravity-oriented outer loop. Over by the Wisconsin River, the River Edge Parkway is a paved cycling trail that heads a mile south into Downtown Wausau. “There’s signage along the river that shows pictures of the original mills along the shore,” Kinney says. “Wausau was originally named Big Bull Falls because the noise of the river rapids sounded like a bull snorting. Today, we have this nice, paved walkway where you can listen and watch kayak races in the summer.”
