Rural charm and large lots draw buyers to Waynesville
Quiet, laid-back living is the main draw in Waynesville, where the lots are often counted in the acres, the schools are highly rated and the pace of life is a tad slower. "It has a low cost of living, and that's enticing for many people who come in from busier cities," says Realtor Edis Gonzalez with Coldwell Banker Access Realty. Gonzalez says that while this community, located about 20 miles from Brunswick, hasn’t grown much in the past few years, new construction is starting to change the market.
Spacious lots and rural roads define Waynesville’s housing
Rural roads in this area are lined with homes on large yards filled with pine trees, palmettos and oak trees draped with Spanish moss. Manufactured options typically sell between $190,000 and $275,000. There are some ranch-style and New Traditional homes in small subdivisions. Newer homes in the surrounding countryside usually cost between $215,000 and $330,000. Land costs here range from $10,000 for one acre to $20,000 for five acres. "Because of lot acreages, homes have fewer restrictions out here, which people enjoy,” Gonzalez says. “You can easily have farm animals or horses if you're above a certain size."
Schools in Waynesville offer consistent B-level performance
Brantley County Schools serves the community, earning an overall B-minus rating from Niche. B-plus-rated Waynesville Primary School serves pre-kindergarten through third grade. Atkinson Elementary serves fourth through sixth grade and Brantley Middle serves seventh and eighth grade; both schools earn B grades. Brantley High serves ninth through 12th grade and earns a B-minus.
Parks, trails and kayak spots connect residents to nature
Waynesville has a few simple recreation spaces, such as Waynesville Community Park, a small space with a playground and picnic shelter. Nearby, Golden Isles Speedway hosts races throughout the year.
This community is close to forests, rivers and the Georgia Sea Isles. Deep Bend Landing sits on the Satilla River, offering walking trails, fishing spots, swimming areas and kayak launch spots. The Brunswick River is another option, offering a boat launch and marina.
Waynesville is about 30 miles from the Atlantic Ocean. "You're close to those tourist destinations like St. Simons Island and Jekyll Island, but you don't have those beach prices," Gonzalez says.
Waynesville has small-town shops and barbecue favorites
Waynesville has modest offerings, featuring a few small businesses, churches and restaurants. Chain options like Domino's and local options like Scott's BBQ and Grill are available. Customers may take their pulled pork or ribs or eat under the covered patio area. There's also a Dollar Tree, Family Dollar and Satilla Grocery for convenient shopping. Brunswick offers shops, breweries and restaurants. A local favorite is 1509 Brunswick, a steakhouse serving generous portions of steak and freshly caught Georgia seafood. Brunswick is also home to a shopping mall, a Publix and a few big box options like Walmart and Target.
Access to Brunswick and major airports supports travel needs
Highway 82 runs through Waynesville, connecting it to Interstate 95 and Brunswick beyond. The closest hospital, Southeast Georgia Health System-Brunswick Campus, is about 25 miles away. Airport options include Brunswick Golden Isles Airport 30 miles away, Jacksonville International Airport 70 miles away and the Savannah/Hilton Head International Airport about 90 miles away.
