Arden is rich in amenities, events and fresh produce

Built around a fully functional 5-acre farm to the west of West Palm Beach, Arden is a gated community with new homes that calls itself an “agrihood” in its tagline. Living here comes with a farm share, so residents get fresh seasonal vegetables once a month and can purchase other fresh produce from the farm’s general store whenever they want. “They’ll sell broccoli and kale and any vegetable you can think of,” says Ray Fernandez, the owner of Living in Palm Beach Florida, powered by eXp Realty. He specializes in new-home communities near Palm Beach, and his YouTube channel has several videos focusing on Arden. “The farm pretty much operates all year round except the summertime, and the reason they don’t operate in the summertime is that they’ll sell whatever is in season, and it’s a bit too hot for anything to grow in the deep summer.” Because Arden is located about 22 miles from Palm Beach — a drive that takes about 30 to 40 minutes, depending on traffic — it’s not a beachy community. But beyond its farm, Arden is known for its other abundant amenities and full social calendar. “I work a lot in new construction communities, and I’m saying this from experience, they probably have more events in Arden than any other communities — and a lot of them are geared toward families,” Fernandez says. “…If you were to move there not knowing a single person, you’d feel welcome. Everyone is relatively new, and all those activities make it easy to meet people.”

Walk or ride a golf cart to the clubhouse, pool and athletic spaces

Arden has a clubhouse with a fitness center and party spaces that residents can rent. “I see all sorts of events in there,” Fernandez says. “Even the gazebo by the pool, I've seen gender reveal parties, anniversaries — any party you can think of.” There’s also a spa, outdoor tennis and basketball courts and a community pool with a beach-style entrance. This means the pool gradually gets deeper instead of using stairs. Above the main pool, there’s a “tranquil area” with a second pool where residents who want a quiet space to relax in the water or read can go. Even Arden’s farm doesn’t stop at just providing fresh vegetables; it also offers classes teaching kids how to grow plants. The community is working on building a second set of these amenities, including a second farm, on the other side of the neighborhood — though some amenities might see a few changes. “The idea with the other amenity center is that it’s going to be geared toward a lap pool,” Fernandez says. “So they’re going to get amenities that are complementary to the ones they already have.” Arden also has a lake where residents can kayak, canoe and fish, and Fernandez says the neighborhood has “walking trails beyond belief,” making it possible to walk everywhere. When residents don’t feel like walking, they often use golf carts to get around instead.

Prices range from $500,000 to over $1 million

When Arden is finished, it will have about 2,300 new traditional houses. Instead of homes being placed on back-to-back properties, Arden’s houses always have a little buffer between them. It’s most visible when both houses have fences, but it’s always there, creating another, closer common area between houses that Fernandez says homeowners can use for group activities like frisbee or baseball. Arden offers a wide range of models, including a handful of “twin homes.” These semi-attached houses start at about $500,000. Other single-family homes typically start at around $700,000. Prices vary based on the model, specifications chosen by the homebuyer and even, to some extent, location. The homes along the lake tend to be the most expensive, selling for up to $1.4 million. Right now, Fernandez estimates that the community is over 80% built and sold, so it’s nearing completion. Once it’s done, he expects home values to rise a little. In addition to the price of their home, residents pay a homeowners association fee. It’s paid quarterly, but works out to $295 a month.

Holiday events and regular community gatherings

Arden hosts frequent social events, from bigger holiday events like an Easter egg hunt and Fourth of July golf cart parade to regular gatherings. “They do a food truck invasion, so adjacent to the clubhouse, they’ll bring out these food trucks,” Fernandez says. “That’s how they’ll buy their dinner, and they just hang out. … Sometimes they do a movie night, so they’ll set up a big screen on the lawn and they’ll show movies.”

Driving to nearby Wellington for shopping and dining

Aside from the general store in Arden, which offers fresh vegetables grown on the farm, residents have a bit of a drive to reach shops and restaurants in nearby Wellington. About 5 miles away, the town offers The Mall at Wellington Green, which is full of big-box stores like H&M, JCPenney and Apple as well as a movie theater and The Palm Beach Museum of Natural History. Restaurants vary from recognizable chains to local spots, and there are grocery stores like Costco, Publix and Trader Joe’s. While there are hopes that Arden and other new construction developments nearby will spur growth closer to the neighborhood, but it hasn’t happened yet.

Traveling along Southern Boulevard

Although Arden is a good distance from the coast, it’s located along Southern Boulevard, also known as U.S. Route 441. Fernandez says this major road is the easiest way to go east and west. It offers a straight shot right to Wellington and to Palm Beach. The nearest hospital, HCA Florida Palms West Hospital, is also on this road, about 7 miles away in Wellington.

Students attend Palm Beach County schools

Niche gives the Palm Beach County School District a B-plus, and children in Arden typically attend the same schools as children in Wellington. For now, this means young children attend Binks Forest Elementary School, which has an A-minus, but a new school, Saddle View Elementary School, is set to open in 2025. Once it opens, this is where most students living in Arden will attend school; it’s estimated that the school will have 600 students on opening day, but it’ll have room for nearly 1,000 students. From there, children attend Wellington Landings Middle School, which has an A-minus, and Wellington Community High School, which has an A. The high school offers a drafting and communications design program as well as an equine/pre-veterinary program.

Hurricane season in an inland community, low CAP Index

Hurricane season is a big part of life throughout Florida, even with a bit of distance between Arden and the coast. Arden has an extreme risk of high winds, but it's not in any flood zones, so there’s minimal risk of flooding in the community. The CAP Index Crime Score is a 1 out of 10, compared to the national average of 4.
