A golf-centric community near shopping and Interstate 75
Lexington Oaks is a private Wesley Chapel community inspired by the horse-racing culture in Lexington, Kentucky. Each village is named after renowned equestrian venues, while street names are dedicated to famed racehorses. Although there are no horses, many residents will ride on golf carts to get around. "Lexington Oaks is an established community that's got a nice 18-hole golf course. The HOA dues are reasonable, and the location gives easy access to I-75," says Matt Douglas, an experienced Realtor in the region with Keller Williams Realty. Pathways for pedestrians and golf carts reach behind homes, leading residents to the next hole. Beyond the fairways and homes are retail centers and an upcoming commercial district. "Golfing is the biggest thing here. You're not going to have a bunch of acreage. But it's close to Land O' Lakes and shopping," says Carlos Rojas, a seasoned Tampa-area Realtor with Dalton Wade Real Estate Group.

"The community has a small clubhouse with a pool and reasonable golf dues," Douglas says. The Community Center Complex includes a fitness center, a community center and a pool open throughout the year. Residents can also access a spray pad and tennis courts. Managed separately from the rest of the community, Lexington Oaks Golf Club provides a semi-public course with memberships. About 7 miles away is Wesley Chapel District Park, one of the largest public green spaces in Wesley Chapel. The grounds include play areas, a street hockey rink and multiple athletic fields and courts. Wesley Chapel Recreation Complex offers a space for local sporting leagues, athletic matches and community festivals.

The site includes 94 shipping containers reimagined as restaurants and small shops. Locals can find eateries such as Mojo Grill Latin Fusion and Brew Bar Wesley Chapel. Wesley Chapel Boulevard, also called State Road 54, leads to more commercial plazas. Locals buy home goods and groceries within 5 miles from home at Winn Dixie, Publix Super Market and Walmart Supercenter. "The Shops at Wiregrass and Tampa Premium Outlets are 15 minutes away down 54. There's also a Sam's Club close by in the Seven Oaks community," Rojas says. The Hub at Lexington is an upcoming commercial development off Wesley Chapel Boulevard.

Lexington Oaks is a deed-restricted community with a CDD
In Lexington Oaks, small ponds and wooded pockets fill spaces between the residential streets. Among the 13 gated villages are about 1,500 single-family homes spanning between 1,400 and 3,600 square feet. These houses include contemporary and New Traditional styles. Properties often have small front yards and two-car garages; other houses offer golf course views. Homes range in price from $315,000 to just under $700,000. The deed-restricted neighborhood is also a Community Development District (CDD); Douglas says the annual property taxes include all CDD fees.
