This community offers a collection of mostly multi-level homes built between the mid-1990s and the early 2000s. Driveways and attached garages are standard. Well-manicured lawns front sidewalks. Back yards are larger, and many have in-ground pools. This area is home to several man-made lakes and has a surrounding wooded landscape that adds to the attractiveness and helps as a noise buffer. Several streets end in cul-de-sacs, which offer an additional layer of privacy.
HOA fees are minimal, but homeowners are subject to Community Development District fees. CDD fees go toward maintaining the community’s appearance and upkeep of amenities and infrastructure.
Prices range from around $300,000 to the mid-$600,000s. Flooding is not typically a factor in the area, but Welsey Chapel was hit hard by Hurricane Milton in 2024. Homeowners should be aware that even without flooding, wind damage is a major risk during hurricane season, and insurance rates likely reflect that.
