Old homes require repairs, but homeowners are proactive
The neighborhood grew from 1900 to 1940 and has a wide range of architectural styles from the decades. "The 'West Allis Bungalow' is a popular style built in the industrial era," says Mandi Miller, Realtor with Re/Max Forward, who lived in West Allis and is a top seller in the city. "Cape Cods were popular at the time, too." The single-family homes, small Colonial Revivals and workers' cottages range between $135,000 and $300,000. There are a limited number of multi-family homes in the neighborhood, ranging in value from $200,000 to $390,000. Driveways lead up short hills bordered by retaining walls, and just a few cement steps and short pathways separate homes from the sidewalks. Most homes have detached garages, but many residents park their cars on the streets. Despite signage to prevent visitors from parking on the roads during the state fair, the area has parking congestion during those weeks. Many houses have passed the century mark and need slight repairs to keep them in good condition. "I know they're older, but they have so much character," Miller says. Residents take good care of their homes with necessary repairs, and front lawns decorated with flower beds, raised gardens, flags and lawn ornaments show a testament to neighborhood pride.Playing baseball with the rumbling of passing trains
Conrad Gardens is equidistant from McCarty Park and Greenfield Park, the two West Allis parks with public pools. Greenfield Park also has a large, forested area with walking trails, a fishing pond and an 18-hole golf course. Reservoir Park in the neighborhood is one of the locations where the Little League of West Allis plays. The baseball-centric park also has soccer fields and a baseball-themed playground. Next to the new playscape is a swing set, pavilion and building with indoor bathrooms. The park is on the southern end of Conrad Gardens, close to the train track that operates throughout the day and night. "When the train goes by, it doesn't blow its horn, but there is a rumbling," Klose says. "Those living on the closest streets can feel it." Diagonal from the neighborhood are Wisconsin State Fair Grounds and Milwaukee Mike, the oldest operating motor speedway in the world. The fair draws over 1 million unique visitors during two weeks of the summer, bringing a frustrating amount of traffic that neighborhood residents can bypass by walking.The youngest students can walk to Wilson
Children begin learning at Woodrow Wilson Elementary School, rated a C-plus on Niche. The school is in the middle of the neighborhood and within a mile walk or bike from every home. Students then learn at C-rated Frank Lloyd Wright Intermediate School, followed by Nathan Hale High School. Buses run along South 84th Street, West Greenfield Avenue and South 92nd Street. A few prominent employers are nearby, including West Allis Medical Center only, 1 mile south, and Novonesis, a large biotechnology company in the neighborhood. "The biotechnology company on 92nd Street is expanding and adding jobs to the area," Klose says. "Proximity to the company is making property values increase." West Greenfield Avenue is a main road in West Allis, leading west towards the small city's center and further into downtown Milwaukee, 8 miles away. Without traffic, those commuting downtown can expect a 15-minute drive. Milwaukee Mitchell International Airport is 12 miles away via Interstate 41 and Interstate 43. An on-ramp to I-41 is on the western side of Conrad Gardens.A main shopping destination along “Highway 100”
The shopping strip along South 84th Street is the neighborhood's eastern border and has local restaurants, small stores, a gym and a salon. Parthenon Foods – European Market is in the neighborhood, as is The Bread Pedalers. The minimalist, industrial coffee shop painted black and white inside comes to life with color on the outside. A mural of flowers sprawls across the wall under the bakery's elevated outdoor patio. Aldi and Festival Foods are on South 108th Street, or "Highway 100" as the locals call it, next to chain restaurants, department stores, car dealerships and industrial spaces.
