"The old, industrial neighborhood has seen a rebirth, or renaissance, in the past few years," says Peter Stefaniak, co-owner of The Stefaniak Group, LLC., who has been selling real estate in the area for 47 years. Just as Fairview Park’s building and industry experience a rebirth, so does its changing population. "The majority of my sales were by long-time owners who lived in the homes for their whole lives," Stefaniak says. "New, younger buyers have started moving in and will likely use the neighborhood as a stepping-stone." New attractions, apartment buildings, shopping centers and restaurants surround old homes. Though Fairview Park’s homes are older, property values keep going up.

Building up the shopping and dining of West Allis
One slow and steady change West Allis has experienced over the past 20 years is the addition of substantial shopping and dining. "Focus lately has been on the east side, and we've been pretty successful at growing around the more developed and historic area." Says Steve Schaer, the manager of City Planning and Zoning for the City of West Allis. Ope! Brewing Company is one of the newest additions to the growing shopping and dining area around West Greenfield Avenue. The brewery is dog friendly, inside and outside, has food trucks and live music and hosts leagues for disc golf putting, sand volleyball and cornhole. The expansion of their outdoor space has made it a popular spot for active residents and their active dogs to be social. Pick 'n Save is in Market Square Shopping Center, across the street from the brewery. On Thursdays, Saturdays and Tuesdays, the West Allis Farmers Market fills the space under four large pavilions. Farmers, crafters, bakers and florists are among the many who come to sell their goods just 1 mile from Fairview Park. Directly east of the neighborhood is West Allis Towne Center, an outdoor shopping mall with a Hobby Lobby, Burlington and other familiar national stores.

Century-old homes that hold onto their charm and value
West Allis went through a few industrial booms in the late 1800s and early 1900s, and a need for housing arose as the area developed. Like many neighborhoods in the city, Fairview Park has bungalows, single Victorian duplexes and Colonial Revivals with Dutch influences. Lots are narrow, and homes are tightly packed, but "It's an affordable community and a great spot for first-time homebuyers," Stefaniak says. "There are many duplexes in the area which attract investors and those who may not be able to buy a single-family home. Owners live in one unit and rent out the other to help with their mortgage." On average, homes sell between $200,000 and $310,000, but a few listings with terms like "good bones" or "investment opportunity" sell as low as $150,000. Homes in the neighborhood are slightly above the West Allis Metro average but less expensive than the Milwaukee Metro average. The attraction of the suburban city continues to grow, and houses there sell fast. Homes in Fairview Park sell after only 16 days on the market.

Milwaukee Mile is the oldest motor racetrack in the world
The Wisconsin State Fair has operated on the grounds next to Fairview Park since 1892 — it's the proximity to the fairgrounds that gives the neighborhood its name. Over one million people visit the park over 11 days each year, setting a new record in 2024 with over 1.3 million visitors. Loud sounds of car engines are standard coming from the Milwaukee Mile when it's hosting a race. While the sounds of revving engines can sometimes be a nuisance on race days, having the entertainment option within walking distance is a nice perk. The fairgrounds have many parking lots, but they often fill up, causing visitors to park along the gridded streets of Fairview Park. Fortunately, the houses in the neighborhood have private garages and alleyways for off-street parking, guaranteeing a private spot for homeowners to park during events.

Hank Aaron and the Milwaukee Brewers
Two parks are in the neighborhood, Kopperud Park and McKinley Park. Kopperud Park is at the northwest corner of the area and has picnic benches and plenty of grass shaded by tall trees – perfect for a picnic or reading a book when the sounds of racecars aren't filling the air. McKinley Park has baseball diamonds and a tennis court, and little ones can play on the playground and blacktop painted with schoolyard games. The Hank Arron State Trail recognizes the famous right fielder who played with the Milwaukee Brewers for the last two years of his career. The paved walking and biking trail is north of the neighborhood and leads directly to the stadium where the Brewers play. Milwaukee fans can cheer on their team at American Family Field from late March to late September.

Highly diverse schools nearby
Students attend West Allis-West Milwaukee School District, rated an overall C-plus on Niche with a diversity grade of A. The district is the sixth most diverse district in Wisconsin. Unlike Milwaukee Public Schools, which has school of choice, the district has neighborhood zones with designated schools. Those in Fairview Park begin learning at Horace Mann Elementary School, followed by West Milwaukee Intermediate School. Both are rated a C. Those living east of South 72 Street attend C-plus-rated Central High School. Students on the west side of the street finish learning at Nathan Hale High School, rated a B-minus. Milwaukee Area Technical Campus – West Allis Campus is in the neighborhood and is one of four branches of the community college.

Close to Milwaukee for short commutes
West Allis is serviced by 10 of Milwaukee County Transit System's buses, two of which run alongside Fairview Park. The area is very walkable due to wall-maintained sidewalks and nearby shopping. Interstate 94 is close to the neighborhood, and onramps are only 1 mile north. Those working in downtown Milwaukee have a 6-minute commute, but West Allis has many employers of its own. Froedtert Hospital, the nearest major hospital and a large employer in Milwaukee is 2 miles north, and Milwaukee Mitchell International Airport is 10 miles southeast.
