Multi-generational families embracing new neighbors
Like many neighborhoods in West Allis, Wood Dale has century-old homes and families that have occupied them for generations. Long-standing ties run deep, but the area welcomes and embraces newness, too. New shopping and dining along Becher Street give West Allis' downtown a run for its money and contribute to an incoming wave of homebuyers and relocators. "Ten years ago, that area was a community development grant area, but now it doesn't qualify because of all the money that has been added," says Suzanne Singh, neighborhood services specialist for the city's planning and zoning department. "Becher Street in Wood Dale is the perfect example of 'This is not your grandma's West Allis,'" she says.

Family businesses are transforming Becher Street
Transforming old buildings and empty storefronts into restaurants, specialty shops, and bars, the Lutz family has been taking the lead in bringing new life to the dining scene of Wood Dale. West Allis Cheese & Sausage Shop was the first opened by the family, followed by Becher Meats, The Bake Sale, Station No. 6 and the newest addition, Archie's Flat Top hamburger joint. Free parking along Becher Street and low rents are attractive to business owners, but according to Linda Lutz, co-owner and operator of the many businesses, Wood Dale's residents are what keep them going. "We wouldn't be here and opening new spots if it weren't for the constant support from our customers," Lutz says. "We see some of the same people each week, if not every day." For grocery and household necessities, two Dollar Generals are nearby, and Pick 'n Save is north in Liberty Heights Park.

Approachable prices and a quick turnover rate
Single-family homes dominate the dense residential neighborhood with a few duplexes in between. Bungalows, Victorian cottages and Colonial Revivals built in the early 1900s are common designs that sit at the top of small hills on neat lawns. Narrow lots leave little space for driveways, and detached garages are instead accessible by alleyways intersecting the neat blocks. Prices start at around $160,000 and top out at $310,000, and with a median price of $250,000, Wood Dale homes are well below the national median. Houses are also less expensive than in other Milwaukee County cities, contributing to a turnover rate of 16 days, about a third of the national average. "A starter home anywhere else in Milwaukee County can be $40,000 to $80,000 more expensive than the same house in West Allis," says Mayor Dan Devine. "So that's a factor, in my opinion, that is bringing in young families and people who enjoy going out to eat and shop."

Students rewarded for high attendance
Jefferson Elementary School is centrally located in the neighborhood and rated a C-plus by Niche. Students continue on at C-graded West Milwaukee Intermediate School. The school rewards students for high attendance records and incentivizes students to take ownership of their education by offering special breakfasts and lunches to top performers. Central High School is within a mile drive and rated a C-plus.
West Milwaukee Intermediate Schools is a nearby middle school that Wood Dale students can attend.
Central High School has a student-teacher ratio of 15 to 1 and is a short walk from Wood Dale.

Prompt road clearing after snowstorms
Downtown Milwaukee is 7 miles east via National Avenue or Interstate 94 to the north, and buses stop along South 76th Street and Lincoln Avenue. Aurora West Allis Medical Center, a large employer in the city, is just over a mile west. An occasional rumble fills the neighborhood's northern end from an operational train track along its border. Milwaukee Mitchell International Airport is 10 miles southeast.Winters are cold and snowy, with an average of 49 inches of snowfall per year. After storms, the Sanitation Division and Street and Sewer Division promptly plow and salt the city's roads with 40 vehicles and equipment.
Cooling off in the public pool
Rogers Park is a short walk from many houses in the neighborhood's northwest corner. The little park tucked into the dense residential streets has a large, colorful playground and walking paths intersecting grassy stretches. McCarty Park is the second largest park in West Allis and is about a mile from the center of Wood Dale. A three-story waterslide leading into the public pool is the main attraction. Residents can also fish in the pond, play sports on the courts and fields or start a long bike ride on the Oak Leaf Trail.
