West Alton contains about 450 people spread out among just as many acres, and MO Realty agent Scott Dyer says the area’s seclusion is its biggest draw. Pull out of a driveway, and you’ll see “nothing but farms, fields and trees,” Dyer says. A small city surrounded by farmland, West Alton offers privacy and pristine landscapes that are tougher to find in the booming St. Charles County communities to its southwest.

Early 1900s national-style houses and split-level homes line the clump of streets that make up the core of West Alton. In the unincorporated areas of the county that surround the city, farms and contemporary ranch-style homes sit on big chunks of acreage. Typical home values range from the low $100,000s to the low $200,000s, but houses on sprawling lots can cost north of $500,000. That’s the case with Dyer’s West Alton listing, a three-bedroom, 2.5-bathroom house on 7 acres priced in the low $600,000s. West Alton’s median home sales price of $164,000 is more than $100,000 less than the median prices in more developed St. Charles County communities like O’Fallon, St. Charles and St. Peters. “You can’t build this place for what it’s priced at in the rest of the county; it’s impossible,” Dyer says. “If this was located in a different spot in St. Charles County, it might be in the $750,000 range or up.”

West Alton students have access to highly rated schools that are part of the Orchard Farm School District, ranked in the top 10% of Missouri school systems by Niche. Kids start at Orchard Farm Elementary School, graded an A by Niche and home to an active parent-teacher organization that plans get-togethers like bowling nights and pool parties. At A-minus-rated Orchard Farm Middle School, students can join the robotics club and build robots with programmable LEGO blocks. Not to be outdone when it comes to technology, B-plus school Orchard Farm High School operates a 3D printer lab where students can request free prints. Orchard Farm Elementary, Orchard Farm Middle and Orchard Farm High are clumped together about 15 miles from West Alton.

Buffalo wings, cold drinks and live rock and roll can be enjoyed at The Grain Bin, a roadside tavern that’s hard to miss because of the human-sized rooster statue planted in the gravel parking lot. It’s tough to find fish fresher than what’s in the ice-packed display case of Broadway Fish, located 2 miles from the Mississippi River. Other groceries can be scooped up at Schwegel’s, 5 miles away in the Illinois city of Alton. The city of St. Charles is further, about 23 miles to the southwest, but it offers a larger selection of shopping, from big-box retailers to boutiques in its historical downtown.

Central to the town is West Alton City Park. The field between the park’s playground and tractor pull track is where residents gather every summer for the Independence Day extravaganza that lights up the sky with sparks of crimson and gold. Meanwhile Edward ‘Ted’ and Pat Jones-Confluence Point State Park on the east side of the community offers a third-of-a-mile trail where bald eagles and blue herons are often spotted. The trail leads to a rocky outcrop where the nation’s two longest rivers, the Mississippi River and the Missouri River, converge. Meriwether Lewis and William Clark embarked from this point on a journey to explore the continent, and much of the unspoiled beauty they encountered more than 200 years ago persists in the West Alton area today.
