An agrarian landscape in southeastern Pennsylvania

Newlin is a rural neighborhood situated in southeastern Pennsylvania, located less than 10 miles from the bustling hubs of West Chester, Kennett Square and Unionville. Homes there are spread out amidst the landscape, separated by swaths of land and trees. A large portion of the neighborhood is occupied by the ChesLen Preserve, which sits in the eastern half of Newlin. “It’s very rural,” says Alison Maguire, the co-owner of the Moore Maguire Real Estate Group of Keller Williams Realty. “The preserve is huge. It’s a cute spot.” Newlin shares some characteristics with neighboring rural sprawls like Pocopson. “Newlin is actually right next to downtown Unionville,” says Pat Harvey, a top sales agent at Re/Max Town & Country. “That’s original Unionville, which is as old as can be.” Newlin also has the significance of Brandywine Creek, which runs through the entire neighborhood. A local favorite site for recreation, the tributary of the Christina River is another part of the nature-filled landscape. “Newlin, to me, is a little bit similar, but not as historical,” Harvey says, comparing the neighborhood to some of the surrounding areas. “Newlin’s a lot smaller."

An immense preserve sprawls in Newlin

The ChesLen Preserve occupies much of Newlin’s eastern half. Spanning more than 1,200 acres, the preserve offers more than nine miles of trails to its visitors and accommodates kayakers, canoers and hunters. For younger crowds, Ollie Owl’s Nature Playground allows kids to explore woodsy areas with manufactured amenities like a climbing net and see-saw. “It’s very equestrian-heavy,” Maguire says. “There’s a really pretty branch of the Brandywine Creek that runs through there. It has history around this whole area, from Valley Forge through Brandywine Valley.” Historical markers commemorate the area’s roots, and horse farms, trainers and vets are common in the neighborhood and surrounding area. Brandywine Creek runs through the ChesLen Preserve and Newlin as a whole, and canoeing, kayaking and tubing are popular on its waters; residents head to the Northbrook Canoe Co. for the water-based pastime. The Embreeville Athletic Complex has over half a dozen soccer fields. Less than 5 miles north, the Broad Run Golfer’s Club has an 18-hole course and is open to the public.

Million-dollar homes on acreage

The defining characteristic of homes in Newlin is the immense lots, where residents can find properties surrounded by spacious acreage. As a result, costs tend to be higher than in some of the surrounding areas. “The price point there is very high,” Maguire says. “Lot sizes can be tens to hundreds of acres, depending on where you’re looking." Prices rarely drop below $500,000 and can extend into multi-million-dollar territory. More standard colonial-style and ranch-style homes typically fall between $500,000 and $750,000, while larger colonial-style homes, customs and Cape Cods approach $1 million or more depending on the lot size. Newlin boasts a variety of architectural styles, as well. Potential residents can find ranch-style, colonial-style, Cape Cod and contemporary designs in the area. "It can be farmhouses on huge tracts of land, but also newer developments that are built there," Maguire says. The area has a CAP crime score of 1 out of 10, significantly below the national average of 4.

Historic agricultural sites and holiday gatherings

At Longwood Gardens, visitors can roam over 1,000 acres of horticulture, forests, water gardens and more, all less than 10 miles south of the neighborhood. “Longwood Gardens is nationally-featured,” Harvey says. “It has a Christmas show every year on national television, and West Chester has a nationally-hosted Christmas show every year on QVC.” Residents revel in the holiday festivities at places like Pietro’s Prime, a steakhouse in West Chester. “People flock to get seats a year ahead of time to see Santa come into town in early December every year,” Harvey says. “The parade goes right down Market Street, turns around and comes back.” Other landmarks in Newlin and the surrounding area include Stargazers Vineyard, which sits in the northwestern part of the neighborhood. Open for more than 30 years, the winery offers a wine club, pop-up events and wine-tasting classes. In Kennett Square, locals can head to Barnard’s Orchard to pick their own pumpkins, apples and more, depending on the season.

Bites to eat outside of Newlin

Residents often head outside of Newlin to find restaurant and retail options. In downtown Kennett, Talula’s Table operates as both a market and dining spot, and the Stone Barn is a popular brunch and event spot in Kennett Square. West Chester sits about 10 miles east, where spots like Artillery Brewing and Barnaby’s Restaurant & Pub attract diners. “Newlin also has a famous restaurant called The Whip,” Harvey says of the historic dining spot, which is about 10 minutes west of the neighborhood. “When you say old-school, that’s a restaurant people want to take a nice car ride for. It's out there in the country and has food and local beers. It’s an English pub.” Just east, in Pocopson, the Northbrook Marketplace sells local produce and has a deli and bakery on-site. Shoppers can also head about 15 miles east to Target and Wegmans. “It’s within minutes to heavy shopping and close to the Delaware border if you need to do some non-taxable shopping,” Harvey says.

Major roads significant distances away from Newlin

The most significant roads in Newlin are Routes 162 and 842. 162 runs north and south through the neighborhood, linking West Chester with Unionville, while 842 runs 15 miles westward from West Chester. Route 1 and Route 322 are the closest major roads, each accessible about 6 miles away. “You’ve got Route 1 going south all the way through the townships,” Harvey says. “You can get to Route 1 through so many different arteries.” Philadelphia is over 40 miles to the east.

Schooling to the south in Unionville

Students can head south into Unionville for grade-school education. Unionville Elementary School and Charles F. Patton Middle School both receive A ratings from Niche. Unionville High School completes the trio of A-rated public schools in the area. The high school is renowned for its collegiate preparation and ranks highly among high schools statewide, as well as for its STEM programs.
