West Chatham offers a seaside community on Cape Cod
The sands of Hardings Beach line the coast of Nantucket Sound in West Chatham, a Cape Cod neighborhood near the eastern end of the peninsula. The neighborhood, with salty breezes and an array of ponds and inlets dotting the area, embodies a classic New England atmosphere. The community is part of the town of Chatham, which hosts events like the Christmas by the Sea Stroll, when Santa Claus arrives via Coast Guard boat and rides a fire truck into town for a tree lighting. West Chatham is an extension of that community. “All the things that we have in town are for everybody,” says Shane Masaschi, a broker associate with Compass Real Estate who also serves as the treasurer of the Chatham Merchants Association. “We have a ton of events. If you’re in West Chatham, you’re two miles from Chatham for these events, and you can walk from some of the houses in West Chatham.”
Classic New England architecture with waterfront homes
West Chatham is largely residential and offers a variety of architectural styles. “There are some historic colonial-style, Federal and Greek Revival homes, but not as many in West Chatham,” Masaschi says, who adds that the area’s price point is higher than much of Cape Cod. “Then there are modern, custom, water-view and waterfront homes.” Smaller ranch-style homes and Cape Cods can cost between $750,000 and $1 million. Many of the larger properties, typically Cape Cods and colonial-style homes, can sell for between $1.2 million and $2.4 million. Some waterfront homes have amenities like private docks.
Winning sports teams at Monomoy Regional High School
The Monomoy Regional School District serves the West Chatham area and receives an A-minus rating from Niche. Kids can attend kindergarten through fourth grade at Chatham Elementary School, which also earns an A-minus. Monomoy Regional Middle School spans grades 5 through 7 and gets a B-plus. Monomoy Regional High School receives a B. In 2025, Monomoy Regional High sports scored Scholastic Awards honors from the Boston Globe for achieving one of the best winning percentages in Division 4 statewide.
Lying on Chatham’s sandy shores or boating at area ponds
For recreation, residents often head south to the shoreline. “West Chatham is home to Hardings Beach, which is one of the prettiest in town,” Masaschi says. “It is very striking, on the Sound side and has a little bit quieter water.” The beach also offers food trucks. Oyster Pond has a beach and boating on the east side of the neighborhood. White Pond and Schoolhouse Pond are popular for swimming and fishing. On the west side, Volunteer Park is home to hiking trails, a skate park and sports fields. Other recreational areas include the Bucks Creek Marshes and the Valley Farm Conservation Area.
Enduring restaurants serve Chatham locals
Most West Chatham restaurants are concentrated along Route 28. Diners can grab a meal at Mom & Pops Burgers or Mac’s Chatham Fish & Lobster. The Chatham Cut and Pate’s Restaurant both serve seafood. Larry’s PX is a popular local stop for American fare. “It’s a breakfast place and has been open since I was a kid,” Masaschi says. “It was shut down and just reopened, so it’s exciting to go back there again … It’s a place where locals go to meet and you can have a solid breakfast or lunch there.”
At Chatham Municipal Airport, Hangar B Eatery offers a one-of-a-kind dining experience. “They have very unique breakfasts there, sort of brunch-style,” Masaschi says, “but you can also watch the planes take off and land. It’s really cool.” Grocery shoppers have a Stop & Shop less than 5 miles away, while Target is around 20 miles west.
Drivers take to state Route 28 or U.S. Route 6
Massachusetts Route 28 is the primary thoroughfare in West Chatham, running east-west through the neighborhood. U.S. Route 6 bypasses West Chatham just north. Boston is nearly 90 miles northwest. Cape Cod Regional Transit Authority buses do not stop in the community, but run along Route 28 and provide public transportation to the rest of the Cape.
Air travelers typically head to the mainland. “If I’m flying out as a local, I drive to Boston Logan International Airport or Rhode Island T.F. Green International Airport,” Masaschi says. “They’re both equidistant, anywhere from an hour and a half to two hours away.” Cape Cod Healthcare Urgent Care is less than 6 miles from West Chatham.
Chatham events centered around holidays and creativity
Local events typically take place closer to Chatham proper, less than 2 miles from West Chatham. “We have a huge list of events,” Masaschi says, “from First Night Chatham to Christmas by the Sea … to Art in the Park to the Turkey Trot on Thanksgiving morning.” Locals can meet Santa at the Christmas by the Sea Stroll and then ring in the new year with fireworks and live performances during First Night Chatham. Art in the Park features sculptures across Chatham and has a rotating theme each year.
