Elevated streetscapes make Charleswood stand out
“The homes here all have nicely manicured lawns, landscaping and curb appeal,” says Beilke. There’s no HOA in Charleswood, she points out, but residents put in the effort to maintain the appearance the community has had since its start. Young trees–the neighborhood was only developed in the early 2000s–sprout up from green front yards, and sit adjacent to concrete driveways leading to oversized two- and three-car garages with extra space for storing winter tools and recreational toys. Almost every home features a privacy fence in the backyard, and is almost considered a necessity in conjoined twin properties that regularly sell for $225,000 to $375,000. Three- and four-bedroom single-family homes, usually topping out at 3,300 square feet, sell for $300,000 to $550,000. While those with five or six bedrooms generally range from 3,200 to 4,700 square feet and can sell from $500,000 to $800,000. There are also a few properties with larger lots that back up to the area's ponds that sell for $1 million. “Some ponds have water fountains adding to the luxury feel,” says Beilke. Custom homes tucked deep within riverside cul-de-sacs can cost as much as $1.75 million.Major roadways make the Fargo region accessible
While there are a handful of MATBUS Route 20 stops along the top of the neighborhood, and folks can often be seen walking or biking for recreation, Charleswood is a car-dependent neighborhood. Interstate 94 runs along the southern border, a high-speed roadway that connects with Interstate 29, reducing travel time across the metropolitan area. And even though Downtown Fargo is 8 miles away, it’s often a drive of 15 minutes or less. With regional and international flights, Hector International Airport is currently undergoing an upgrade to handle its increased airline traffic (a direct result of the community's increased job and industry growth) and is located 7 miles from Charleswood, a 15-minute drive. Sanford Medical Center, which brings in medical professionals from across the region and offers 24-hour emergency care, is less than 2 miles away, a drive of five minutes or so.Quality public schools, some within walking distance
The rapid growth of the city has led to regular redistricting and new and expanding schools–West Fargo Public Schools recently added a 15th elementary school to its cohort. Students in Charleswood will start their public school pipeline at South Elementary, which earns a B grade from Niche, before moving on to Cheney Middle School, also rated with a B. Both are located within the neighborhood and are walkable for many students. Students will finish up at West Fargo High School, which scores a B as well and is known for its combination of athletics and the arts–the boys’ swimming team won the state championship in 2024, while the theatre department regularly places in the One Act Plays competition, with four championships since 2013.A central park and nearby sports
With a pondside location, Charleswood Park has a playground and a long biking path that meanders throughout the neighborhood and around the ponds. In addition to providing recreation for walkers and bikers, the path provides a protected way to get to parks in adjacent neighborhoods, like Maplewood Park & Activity Center with its hockey rink or the Essentia Health Baseball Complex, home to Little League baseball.West Fargo Events provides unique, family-friendly festivities
West Fargo’s POW/MIA Plaza is just a mile north of the neighborhood and is also home to events throughout the year, as is The Lights and Essentia Health Plaza. Mike Amundson, Executive Director of West Fargo Events, mentions they put on theater shows throughout the warm season at the POW/MIA Plaza. At the same time, The Lights is home to pro bull riding and national touring artists. Every September, West Fest celebrates West Fargo’s independent streak, setting itself apart from Fargo with a craft and vendor show, a 5K run and family events. In the summer, Red River Valley Fair draws visitors from across the region, a 10-day event over three weekends with a midway and national touring artists.From fine dining to a beer and a burger
Charleswood is almost completely residential, but the crossroads of 13th Avenue East and 9th Street East is home to the start of a shopping and dining district that runs all the way east to West Acres Mall–home to over 100 national retailers and services, along with local art exhibits and a museum celebrating Roger Maris, Fargo’s homegrown slugger. Residents don’t have to go all the way to West Acres for food and drink though, says Beilke. For example, “Maxwells is one of the area's finest restaurants and usually has a waitlist. It makes for a great date night or special occasion treat.” Describing themselves as ‘casual fine dining,’ they provide a welcoming atmosphere while serving up French-inspired cuisine using Great Plains favorites like walleye, elk and bison. Local 701, in the same shopping center, offers a more laid-back and sports-centered atmosphere, while JL Beers across the street offers a similar burger-and-beer menu. Grocery stores straddle the neighborhood–Hornbacher’s on the southwest, Family Fare to the northeast–while Ostrom’s Hardware and Menards provide home maintenance and lawn care needs.Riverside living comes with concerns
The weather in North Dakota can be harsh at times, with freezing winters and the potential for tornados in the summers–the state is ranked 19th in the country for tornados. Flooding is perhaps the biggest concern, with the neighborhood being located along the Sheyenne River. While some homes sit in the floodplain, the likelihood of flooding has been lessened by upstream diversions. With the completion of the current Fargo-Moorhead Area Diversion Project, expected to finish in 2027, the area will be considered a 500-year floodplain, removing the current need for flood insurance.
