Subdivisions with distinct feels
Four subdivisions stand out in Knutson, with notable housing differences between them. Homes in West River lean towards the typical early-2000s modern Traditional subdivision twin and single-family homes. These are bi-levels on quarter-acre lots clad in vinyl siding, with garages jutting towards the sidewalks. Most have fenced backyards for privacy and keeping the family pet contained. Twin Meadows, Hidden Acres and Windsor Green homes offer more variety and less of a cookie-cutter appearance. Sitting on larger lots – some up to 1.5 acres – many of these date back to the 1990s. Homes in Twin Meadows are mostly ramblers, with some bi-levels mixed in, while those in Hidden Acres often have large footprints – some stretching over 6,000 square feet – and include river lots. Homes in Windsor Green tend to incorporate more natural materials – think wood and stone facades instead of brick or vinyl – and sit under some of the tallest trees in the area. Twin homes in West River sell in the $200,000 to $300,000 range, while single-family homes sell for $400,000 to $650,000 – river lots can reach up to $800,000. The ramblers of Twin Meadows generally sell for $300,000 to $400,000.

New West Fargo schools and private options
Students heading to public schooling will start at Aurora Elementary School, which is graded a B by Niche, before moving up to Heritage Middle School, which earns a B-plus. West Fargo Horace High School shares a campus with Heritage and is one of the many new schools that have opened as West Fargo continues to expand. It first welcomed students for the 2021 school year, and the first graduation was held for the Class of 2024. It has yet to be graded by Niche. Major private school options in Fargo include the St John Paul II Catholic Schools – Trinity Elementary School is under 2 miles northeast of the neighborhood, with Sacred Heart Middle School and Shanley High School further east.
Educational opportunities abound at Aurora Elementary School.

A car is required to get around Knutson
Leading directly north to Interstate 94 and beyond to West Fargo’s main drag, 170 Avenue SE runs along the western border. It’s a vital roadway for residents – “Most people drive, it’s a very easy commute, especially with close interstate access - you can be anywhere in a matter of minutes,” says Danielle Beilke, Realtor with Beyond Realty. The neighborhood has no public transportation stops, and walking and biking is limited chiefly to recreation. Despite Downtown Fargo being 10 miles away, the proximity to I-94 makes it a 15-minute drive. North Dakota State University and Hector International Airport are also roughly the same distance and drive time. Sanford Medical Center – a 24-hour trauma center and one of the largest job providers in the region – is 3 miles away, usually a drive of five to 10 minutes.

Big stars and bulls at The Lights
The national acts playing the plaza at The Lights can often be heard from the sidewalks and yards of Knutson, points out Beilke. The events here are put on by West Fargo Events, headed by Executive Director Mike Amundson, and include everything from movie nights and yoga in the plaza to professional bull riding, which is his personal favorite. His team also puts on West Fest in West Fargo, which includes a Cruise Night, community picnics and a Saturday parade. Just down the road, the Red River Valley Fairgrounds hosts the Red River Valley Fair - which features games, rides, and national performing acts - as well as the annual Big Iron Farm Show.
The Lights is a mixed-use residential, commercial and active lifestyle space with plenty of fun.

Just across the street from Knutson, popular family-focused diner Randy’s Diner Too serves up all-day breakfasts and popular American diner dishes. Nearby, Rebecco’s Taco Bar features fast-casual Tex-Mex dining with patio seating and house cocktails. Amundson, who lives in nearby Osgood, enjoys the amount of family-friendly spots in and around the Lights - “There’s Bar Down, which opens up to the plaza, Traditions, West Fargo Dive Bar and so many more.” East on 32nd Avenue, Cash Wise Foods West Fargo and Burggraf's Ace Hardware provide convenient grocery and home maintenance stops, respectively. Just north of them, residents can hit up Costco for bulk buying.

Everyone meets up at Rendezvous
West River Park is the only park in the neighborhood, a pocket park with a small field and a playground. Just west of the neighborhood, however, Rendezvous Park is one of the largest parks in the West Fargo park system. In addition to two playgrounds, it’s home to a skate park, a basketball court, and the Powerline Disc Course for disc golfing. Six ball fields host Little League and softball and have a warm-up area for pitchers and batters. This is all centered around a man-made lake fed by a waterfall – there’s even a small beach for sand volleyball. Nearby, the Rustad Recreation Center offers indoor facilities to keep families active even during frigid winters.

Diversion protects the community
Despite some lots backing up to the Sheyenne River, which offers limited fishing according to locals, residents here don’t worry much about flooding – the Horace diversion keeps it mostly within its banks. The region’s Fargo-Moorhead Diversion Project, even further upstream, will be completed in 2027 and will move the area into the 500-year floodplain, eliminating the existing requirement for flood insurance across the metro.
