Properties here are situated a good distance away from the curbs, and when compared to the rest of the metro area, they often feature hedgerows or tree lines instead of privacy fencing. Homes here include contemporary ramblers and bi-levels with natural stone or brick facades, and many feature floorplans of over 3,500 square feet. Custom home builders provide unique design cues for each build, and common features include protected entryways, peaked roofs, three-car garages and backyard patios. So, no two homes are alike in McMahon Estates. Prices in the neighborhood generally range from between $525,000 and $850,000, although riverfront lots can approach $1 million.

Students head to some of Fargo’s newest schools
The Sheyenne River divides the school zones for McMahon Estates students. Those west of the river will attend Legacy Elementary, which earns an A-minus from Niche, before moving along to Heritage Middle School, which earns a B-plus. They’ll finish at Horace High School, which opened for the 2021 school year and has yet to receive a grade from Niche. Students on the east bank of the Sheyenne will start out at Meadowlark Elementary, which just opened for the 2024 school year, and is also unrated by Niche. From there, they’ll move on to Liberty Middle School, graded with a B-minus, before wrapping up at West Fargo Sheyenne High School, which gets a B grade.

West Fargo loves to get together
“The Lights is a very unique building. It's full of retailers, surrounding an open area in the center that hosts all sorts of events from concerts, rodeos, free community events, ice skating in the winter...It’s a really great addition to West Fargo,” says Danielle Beilke, Realtor with Beyond Realty. Residents generally head north up 170th Avenue Southeast to check out local events, including national recording artists and weekly community-centered festivities. Further north, the Red River Valley Fairgrounds is also home to the Red River Valley Fair, which spans three weekends in late June and early July. A bit closer to home, the Red River Zoo is home to hundreds of animals, along with themed seasonal events like Boo at the Zoo and Holiday Nights under the lights.

Residents have to drive to shopping and dining
The Lights is more than events, however. It’s also the closest spot to eat out. From a morning start at Moxie Java to deserts at Lundy’s Ice Cream, the shops surrounding the plaza offer a wide range of food and drink. Bar Down is a sports bar and restaurant with garage doors that open to the plaza and is a favorite happy hour spot for many. Not part of The Lights but just across the street, Randy’s Diner Too is a family-friendly spot for all-day breakfasts and diner classics, while Traditions Restaurant and Bar is a popular spot for brunches and late nights. The closest grocery store is Hornbacher’s in the Osgood Townsite Centre, 3 miles away; but for general needs, residents may have to head to the Walmart Supercenter a little over 3 miles east. West Acres Mall is 6 miles away and combines retail, dining and services in North Dakota’s largest shopping mall, complete with local art and a museum honoring Fargo-born slugger Roger Maris.

Nearby parks and arenas provide year-round activities
McMahon Estates is one of the few neighborhoods in the metro without its own park. The bike path at the upper northeast corner of the neighborhood helps connect it with Osgood School Park, roughly a mile east. Still, many residents will drive to Rendezvous Park, home to the Powerline Disc Course, six baseball fields and a pond fed by a waterfall. The West Fargo Sports Arena is also next to The Lights, and hockey is a big part of sports culture in the region. “We’ve got the local high school hockey teams based out of the arena, and our youth hockey association also runs a lot of programming in that area,” says Mike Amundson, Executive Director at West Fargo Events, who manages the arena activities. “It’s a two-sheet hockey facility that opened in late 2018.”

A car is a must in McMahon Estates
McMahon Estates has no sidewalks, although the dead-end streets do offer a quiet space for kids to ride their bikes or neighbors to walk dogs. There are no nearby public transit stops; so residents are entirely car-dependent. It’s nearly an 11-mile drive to Downtown Fargo, a drive of 20 minutes most days; North Dakota State University and Hector International Airport are both also around 11 miles and a drive of roughly 20 minutes. Sanford Medical Center, the largest in the region and one of the biggest job providers in Fargo, is 4 miles away. Offering 24-hour emergency care, it’s usually a drive of 10 minutes.
