Framed by the Sheyenne River passing gently on one side and a mix of industrial buildings on the other, the Riverside neighborhood offers an old-school, family-friendly atmosphere and access to nearby parks. Lee Roggenkamp, a local Realtor with Keller Williams, also appreciates Riverside for the laid-back, spacious feel it has as one of West Fargo's older neighborhoods. "Whereas a lot of parts of West Fargo have gotten kind of saturated with new construction, Riverside still feels like your classic, quiet suburb," says Roggenkamp. Residential streets keep traffic low and are safe enough for families to walk along, while Armour Park provides a local greenspace where folks can access the river. While trucking and agricultural supply buildings serve as a reminder of West Fargo's legacy as an agricultural processor in the early 1900s, Riverside continues to invite homebuyers to be part of West Fargo's modern-day community with a mix of affordable housing options and price ranges.

Relatively affordable Fargo homes from the '70s
A relatively small neighborhood, Riverside is made up of just a few residential streets tucked along a bend in the Sheyenne River. "It's an older development, so it has more trees and generally lower property taxes," says Kristie Kelsch, another local Realtor who sells with eXp Realty. Built through the late 1970s and '80s, most homes in Riverside are split-levels, traditional builds and ramblers that range in price from about $160,000 to $350,000 dollars. Some properties have boats waiting to be used in the neighborhood's spacious backyards, while others have just enough space for a backyard playset and a pool surrounded by wooden fencing. Homes that back directly up to the river tend to have larger floorplans and fetch higher prices, though more affordable options like three-bedroom townhouses can also be found selling from about $150,000 to $180,000 dollars. Whether connected or separate, most homes also come with two-stall garages that make it easy to get inside during North Dakota's long winters.
