The community is blanketed with palms and a dense canopy of oaks and hardwood hammocks, blocking out most interstate noise. June Park offers single-family houses and condominiums in several subdivisions. Architecture styles include ranch-style, coastal contemporary, modern Craftsman and custom properties. Most were built in the mid-1980s, but there are also newer builds constructed between 2020 and 2024. “You have old houses built next to new houses, usually on an acre to 2 ½ acres,” says Karen Brown, a Realtor with Host Realty, who has close to 50 years of experience. “You don’t often drive down a street that can go from paved to dirt and see a brand-new house built next to a 1950s house. It’s a very different type of area.” Prices range from the low-$200,000s for a two-bedroom to the low-$800,000s for a four-bedroom. Property sizes average between 1,700 and 3,200 square feet. June Park is considered part of West Melbourne but still occupies a portion of unincorporated Brevard County. Because of this, many dwellings operate on a septic system, but there’s also an abundance of large lots. Lot sizes average more than a half acre, but many stretch more than 3 acres. Most houses have rear garage parking or multicar garages with paved driveways for boats or other toys. Many homes have pools and resort-style backyards; some sit along small lakes and ponds and have horse stalls and barns. Brandywine Estates features large, established homes in a quiet subdivision setting. Homes at the highest price point are in Fellwood Estates, featuring custom-built estates. The gated Greenwood Manor offers two-bedroom condos from the low to high $200,000s, depending on size. Amenities include a clubhouse, billiards room, heated pool and fitness center. June Park also has rental properties. Azalea at West Melbourne offers one- to three-bedroom apartments ranging from $1,500 to $2,000 monthly. Grand Oaks at The Lake is another apartment complex offering one- to three-bedrooms for $1,700 to $2,200 monthly. Residents in the southern half of June Park are within walking distance of parks, trails and schools.Diverse restaurants and shopping options
Shopping and dining options are clustered along West New Haven Avenue, which cuts through the community. Agave D’Oro Mexican Bar and Grill is a favorite for margaritas, chimichangas and live mariachi music. Pho Viet Noodle House and Restaurant is another for pho and Thai teas. Mimmo’s Pizza & Ristorante is the go-to spot for chicken parmesan, pepperoni pizza and other Italian classics. Also along New Haven Avenue, Jason’s Produce provides Asian spices, sauces and other goods. Anchored by Winn-Dixie, Plaza West strip mall offers a few smaller retailers. Melbourne Square is 3 miles east for big box retailers and department stores. The 134-acre Max K. Rodes Park has six multi-purpose fields, seven ballfields, two basketball courts and two playgrounds. The recreational hub also features nature preserve areas, a fishing pier, bike paths and an 18,000-square-foot community center with a gym. West Melbourne Community Park is next door to the community and offers an amphitheater, a skate park and a splash pad. The park also features the Space Coast Field of Dreams, a 5-acre multi-sport mini complex with baseball and soccer fields, mini golf and other multi-purpose sports areas. Police Foundation Park sits south of Route 192 and features shaded picnic areas, paved walking trails and a lake. The Three Forks Conservation Area North Trailhead is 4 miles west and provides access to a 70-mile trail, primitive camping sites, boat launches and the sawgrass marshes. Melbourne Beach is 9 miles east over the Melbourne Causeway for more fun in the sun.June Park schools make the grade
Brevard Public Schools serves the area, which has a B-plus Niche rating. Kids can attend the C-rated Meadow Lane Primary Elementary for Kindergarten through second grade, followed by Meadowlane Intermediate, which has a B-plus and serves third through sixth grades. Meadow Lane Primary offers a coding club. Children go on to Central Middle, which scores a B. Students can finish their education at Melbourne Senior High School, which scores an A-minus and offers a robotics club and basketball and soccer teams.
