Historic Spanish-inspired homes near the heart of West Palm Beach
West Palm Beach’s Northwood Hills neighborhood formed during the city’s land boom in the 1920s. The area sits at one of the highest elevations in South Florida, 44 feet above sea level, meaning homes feature basements and offer views of the Lake Worth Inlet. Proximity to the water and copious underground hiding places attracted rum smugglers to the neighborhood in the 1920s. While the smugglers are long gone, the homes and architecture remain, and the neighborhood has been left essentially unchanged, except that many of the historic homes have modern conveniences. New families and young professionals have been moving into Northwood Hills over the last few years, drawn to its proximity to downtown and tight-knit feel. “We have two circular streets in the neighborhood, so it is a great meeting point for neighbors,” says Elizabeth Bridges, a Realtor with Douglas Elliman and a neighborhood resident for over 20 years. “There’s a lot of familiar faces, and people are very friendly here.”
Older housing and a voluntary association
The older Spanish-revival homes from the 1920s can cost between $550,000 and $800,000, while bungalows built in the 1940s and 50s range from $300,000 and $500,000. The neighborhood has been designated as a historic district, and any housing changes or new construction must be done in the classical Spanish revival or bungalow styles, says Bridges. Two train lines run on either side of the neighborhood, but the area has been designated a no-horn zone, reducing noise. Northwood Hills has no HOA, but there is a voluntary neighborhood association.

Northmore Elementary School is in the neighborhood
Students start at Northmore Elementary School in the neighborhood, with a C rating on Niche and an arts program. They continue to either John F. Kennedy Middle School or Roosevelt Middle School, which have C-plus and B-minus scores, respectively. Palm Beach Lakes Community High School has a C-plus.

Local parks and community events
Sullivan Park is in Northwood Hills and features a playground, basketball court and shaded areas. Sunset Park, on Lake Mangonia, has walking trails and a playground. The association hosts meetings to allow neighbors to discuss neighborhood rules and improvements, which is “a good way for neighbors to come together,” says Bridges. It also holds community events such as neighborhood cleanups and public house tours. Ocean attractions in Palm Beach are 4 miles east of Northwood Hills, while downtown West Palm Beach is 4 miles south. The area does not have flooding during storms, but hurricanes can be a factor. The area has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4. A juvenile detention center is in the area.

Dining and shopping locations outside of the community
Restaurants are outside Northwood Hills and feature multiple local destinations. To the southeast, restaurants and cafés are in the Northwood Village district, including Agora Mediterranean Kitchen, which serves shawarma and hummus, and Seasons 401 Cantina, which serves Mexican cuisine. To the northwest is the Royal Sandwich Co., which has been in the area since 1974 and offers different cold and hot sandwiches and soups.
Broadway has smaller grocery stores and bodegas, but larger grocery stores like Presidente Supermarket and Walmart are north along 45th Street. St. Mary’s Medical Center and HCA Florida JFK North Hospital are the nearest hospitals.
Royal Sandwich Co. has been a local favorite near Northwood Hills since 1974.

Bus and rail connections and interstate access
PalmTran provides bus connections, with a line running through the neighborhood on 36th Street and stops on Broadway and 45th Street. The nearest Tri-Rail station is 2 miles to the north at Mangonia Park and connects to Fort Lauderdale and Miami. The nearest airport is Palm Beach International. The entrance to Interstate 95 is north along 45th Street.
The Palm Tran bus conveniently runs through the Northwood Hills neighborhood.
Northwood Hills is close to the Mangonia Park Tri-Rail station a convenience for commuters.
