Homes create a cohesive landscape
Most of the houses in Roosevelt Estates were built between the 1950s and the 1970s. Construction came as part of a boom that corresponded with what was a 20% increase in Black residents to the city between 1950 and 1960, according to the Sun Sentinel. The neighborhood is made up almost exclusively of single-story bungalow- and ranch-style homes. “They’re basically about average size, about three-bedroom, two bath,” says Snow, who has lived in the area for almost 50 years. “And they’re well built, built in a really good time period. And they offer attractively sized lots.” Floor plans stretch an average of about 1,500 square feet, and lots here are often somewhere around one-fifth of an acre. Price tags in Roosevelt Estates start in the mid-$200,000s and usually top out in the $500,000s.Dining of all types is nearby
There’s a multitude of restaurants within a couple of miles. “You really don’t have to go very far from Roosevelt Estates,” Snow says. “That area, you don’t have to stray very far to find good restaurants in every price range.” Spots like regional chain Jaws Hot Chicken & Seafood are within walking distance for many. Jaws’ chicken sandwiches are beloved. Fan out a bit farther for spots like the family-owned Off Tha Bone BBQ, whose ribs are renowned. Or roll south toward Downtown for Clematis Street or The Square for many more options — those are two of the hottest spots for dining in the city, Snow says.There’s also a Publix near The Square, just about 2 miles from Roosevelt Estates, convenient for groceries and other essentials. Locals can scratch their retail itch just over a mile to the west at the Tanger Outlets. This 455,000-square-foot outdoor shopping center features dozens of stores, from Adidas to Zumiez.
Community events come close by
The neighborhood’s proximity to downtown means residents don’t have to go far to enjoy city traditions. For one, the “4th on Flagler” event takes place downtown for the Fourth of July, featuring live music, food and a fireworks show Areas like Roosevelt Estates are so close that residents hardly have to leave the neighborhood for the fireworks. “You almost don’t have to drive to see them. That’s a plus,” Snow says. SunFest is another major event downtown, a three-day music and art festival in May, featuring artists from a range of genres.City boasts well-regarded schools
The School District of Palm Beach County serves kids in Roosevelt Estates, a system with a B-plus rating on Niche and that ranks No. 2 on the site’s list of the best school districts in the Miami area. Westward Elementary is right in the middle of the neighborhood, a C-rated school with student-teacher ratios of just 13-to-1. Students can then move on to the C-rated Bear Lakes Middle, which has a built-in Pre-Biotechnology Program. The C-plus-rated Palm Beach Lakes Community High is next and features the Five Carat Choice Program, with academies on topics such as fire science, medical sciences and digital media technology.Outdoor fun is easy to find
Residents around the neighborhood are within a reasonable walk or a short drive from Gaines Park, a sprawling 56-acre expanse. Gaines Park includes a playground, multiple athletic fields, a basketball court, tennis courts, a community center and a gymnasium. A $14.8 million renovation project is underway at Gaines, to rebuild the gym, expand the community center and resurface the tennis courts. Snow notes that Roosevelt Estates is near the 540-acre Lake Mangonia as well. “Which is one of the larger natural lakes in West Palm Beach,” he says. “You can fish there and you can boat there.Take a trip with Palm Tran
Roosevelt Estates features multiple stops on the area’s Palm Tran bus system. The Palm Tran network includes more than 30 routes around the city. Drivers here are just a couple of miles from Interstate 95, too, making it easier to get elsewhere in the city. And commutes around the neighborhood are set to be eased with the help of an $8.1 grant West Palm Beach received in 2023, addressing problems like frequent flooding after hard rain.Crime
The crime score here is much higher than the national average, according to the CAP Index, with the highest scores in the categories of homicide, sexual assault, assault with a weapon, burglary and motor vehicle theft.
