In Schall Circle, the sands of Palm Beach are never more than 8 miles away. This pocket of West Palm Beach has homes at prices that are a fraction of the citywide average. Still, it gives residents prime access to retail, dining and Interstate 95. “The community is great for commuters,” says Daniela Martinez, a local Realtor with Palm Beach International Realty who has about 10 years of realty experience. “You’re about 10 minutes from many surrounding communities including Palm Beach Gardens and Wellington.”

Housing with freedom and accessible price points
There are homes in Schall Circle that date back to the 1920s, but many were built in the 1970s and 1980s. Options include traditional single-family homes in single-story bungalow and villa styles, with floor plans of around 1,000 square feet. But there are also some multifamily options, like duplexes and condos. The manufactured home community of Holiday Plaza is here, as well. Traditional single-family houses in this area sell for between $200,000 and $400,000, while multifamily investment properties range from $440,000 to $850,000. Condos, part of the Tennis Club of Palm Beach development, sell for $130,000 to $325,000. Local Realtor Loodmy Jacques, team leader of The Jacques Team, says that there aren’t a lot of HOAs here, either, “so a lot of people like that area for that reason.”

Crosstown Plaza is a close-by option
Around the corner from Schall Circle’s residential streets are spots like Crosstown Plaza, a shopping center that includes Publix, bealls, Dollar Tree and more. There’s also a Lowe’s in the neighborhood, by Emporium Shoppes, a plaza that includes the well-liked GOT RICE? restaurant. “It’s a very affordable Vietnamese [spot],” says Jacques, who has more than 14 years of real estate experience. La Fonda Sports Bar is another restaurant in the area, a popular spot to watch soccer. La Fonda borders Singing Bamboo, a Chinese restaurant known in part for its dim sum menu.

Feel the beat at Soul in the City
Events around West Palm Beach include the Soul in the City Jazz Experience, a series of concerts at Lake Pavilion on the third Wednesday of the month from July through September. There’s also a farmers market in the city, the West Palm Beach GreenMarket, which runs on Saturdays from October to April. Holiday events in the area include the annual lighting of a 35-foot and 700-ton sand tree sculpture in late November by the waterfront, a celebration that includes an appearance from Santa and live music.

The School District of Palm Beach County has a B-plus overall grade on Niche. Students at the C-plus-rated Egret Lake Elementary can participate in extracurricular activities like a theater club. Bear Lakes Middle has a C rating and an integrated pre-biotechnology program. The C-plus-rated Palm Beach Lakes Community High includes academies focused on early childhood education, law and medicine. The private Keiser University’s flagship campus neighbors Schall Circle, a school with more than 100 undergraduate and graduate programs.

Locals can get fresh air at Old Trail Park
Some residents have the 1.5-acre Old Trail Park within walking distance. It’s a clean spot with a playground and a basketball court. People looking for something more immersive can hike the 2.5-mile Apoxee Trail, which crosses through the wetlands and forests of the 14,500-acre Grass Waters Preserve. Palm Beach’s municipal beach is just about 8 miles away, too.

Interstate 95 access is ingrained
Commuters here can use Okeechobee Boulevard to get to Interstate 95 quickly, for drives through the rest of South Florida. Florida’s Turnpike is close by as well. There are several Palm Tran bus stops in the vicinity, too. The Palm Beach International Airport is 5 miles away.
