“A great community” in Smith Farm
Life in Smith Farm means driveway sit-and-sips, backyard barbecues and nighttime golf cart cruising. The neighborhood is a master-planned gated community sought out for its excellent schools and family-oriented atmosphere. It’s just south of Greenacres, down the street from Park Vista Community High, one of Palm Beach County’s top 10 high schools. The location is also central to Florida’s Turnpike and commercial areas for day-to-day shopping and dining. On paper, Smith Farm has all the makings of a great suburb. And in reality, that couldn’t be more true. “I’ve never lived in one state, much less one house, for 18 years before,” says resident Realtor Chuck Levine with LoKation Realty. “That wouldn’t have changed if it wasn’t a great community, and it’s something you just wouldn’t know until living here. I’ve been president of the HOA for 15 years now. I travel a lot, but I never worry about my home. All the neighbors take care of each other.”
Backyards perfect for barbecues
Smith Farm was developed in the late 1990s and early 2000s. It’s split up into 10 subdivisions known as villages. Monthly HOA fees vary between villages. Residences display Mediterranean and Spanish Revival architecture with a turn-of-the-century contemporary flair, which streamlines grand features like arches, columns and high ceilings. Property values range from the mid $500,000s to the high $800,000s, depending on the number of bedrooms and bathrooms, lot sizes, water frontage and amenities. Two-car garages and driveways are standard. Pools and patios are common, providing the perfect setup for backyard barbecues, according to Levine. “Between my wife’s friends, my friends and all the friends we’ve made here, we host a lot,” he says. “I have two smokers, two grills and a three-burner stove outside. It’s not unusual to have all of them going at the same time.”
Park Vista Community High’s athletics and academics
Smith Farm is served by the School District of Palm Beach County. Students attend Coral Reef Elementary, grade A-minus on Niche; Woodlands Middle, graded B-plus; and Park Vista Community High, graded A and ranked No. 7 on Niche’s list of the county’s best public high schools. “People move into this area, and specifically this community, for the schools,” Levine says. “It’s not Friday Night Lights, but you’re going to have trouble finding a seat at any of the games. That said, the principal draw is the academics. Strong athletic programs happen to come along with it.” Varsity sports at Park Vista include baseball, basketball, football, soccer, swimming and volleyball. The school offers several in-house choice programs for information technology, television and film production, medical sciences, digital media and entrepreneurship. These programs allow students to get a leg up on post-secondary education and/or careers in their specific field of interest.
Smith Farm Park
Smith Farm Park sits on the neighborhood’s west side. It features a swimming pool, hot tub and playground, as well as an indoor fitness center and facilities for baseball, soccer, basketball, racquetball and tennis. More tennis courts can be found by Smith Farm’s second community pool, as can another playground.
Kids go to Smith Farm for Halloween
According to Levine, Smith Farm is the go-to for trick-or-treaters. “Kids from all the surrounding areas come here for candy,” he says. “The gates keep cars out, but the kids are more than welcome to walk through on Halloween night.” Throughout the rest of the year, the neighborhood hosts a handful of community-sponsored events “for the kids.”
Running errands on Lantana Road
Lantana Road runs along Smith Farm’s north side, and Hypoluxo Road runs along the south side. Both thoroughfares connect residents to nearby grocery stores like Winn-Dixie and Walmart Neighborhood Market, big-box stores like The Home Depot and chain eateries like Chik-Fil-A and Chili’s. Locally owned businesses are aplenty as well. Chris’ Taverna has been family-owned and -operated since 2004, serving authentic Greek cuisine.
Access to Florida’s Turnpike
Smith Farm is car-dependent, and despite being right next to Florida’s Turnpike, access to the highway is about 5 miles north on Lake Worth Road. The nearest major hospital is HCA Florida JFK Hospital, a little more than 6 miles west. Palm Beach International Airport is 17 miles away.
