South End is a sliver of West Palm Beach that’s picked up the nickname “SoSo” among some locals, a play on the neighborhood’s location just south of the thoroughfare Southern Boulevard. But it’s safe to say there’s not much that’s “so-so” about this place. This community combines a location right by the Intracoastal Waterway with a loaded list of restaurants and other commercial amenities. Buyers have an eclectic mix of homes to choose from here, too, from classic to contemporary. “You get 90% of what Palm Beach real estate has to offer at a fraction of the cost,” says Jeremy Lu, a local Realtor with The Tom Davis Group.

Flagler Drive a beacon for outdoor fun
The water is a constant pull in this area. South End is adjacent to the Intracoastal Waterway where it runs between the mainland and Palm Beach Island. Outdoor fun here can be as simple as a trip to the community’s easternmost thoroughfare, enjoying the views while strolling under the palm trees. “People love walking up and down Flagler Drive,” says Lu, a West Palm Beach resident. “A lot of people, if they want to go to the beach, hop over to the island because it’s so close.” Indeed, spots like Municipal Beach on the island are just a few miles away, a quick trip across the Bingham Island Bridge. This spot is loaded with plenty of soft sand, by the area’s rich blue-colored waters. Fishing at the Bingham Island Audubon Preserve, near the bridge, is also an option. And those who want to stay on the mainland can enjoy an afternoon at South Olive Park, where the kids can cool off under the castle-themed splash pad.

South End homes run the gamut
This area comes with not just waterside flair but also suburban comfort. The residential streets that make up the majority of South End provide a tranquil atmosphere to live in, partially shaded by palm trees and lined by sidewalks in many cases. The homes themselves can suit a range of tastes, whether one wants a 1930s Mediterranean-style option with a stucco facade and terracotta roof or a sleek contemporary house built recently. “You get a good taste of everything,” Lu says. Another aspect of South End’s appeal, Lu says, is that the area offers the freedom to alter existing properties and develop new ones without some of the restrictions that can come with historic architecture. “I think a lot more houses are going to be redeveloped,” Lu says. Still, price tags here begin as low as the high $400,000s, contrasting with Palm Beach across the bridge, where it can be hard to find a single-family home for less than several million. Numbers in South End can creep up into that territory, reaching eight figures for properties by the water.

Locals can celebrate Greek culture right in their backyard
Those in South End have a front-row seat to a long-running area tradition: the Saint Catherine Greek Festival. This event, which takes place over three days along Southern Boulevard, dates back to 1975 and is filled with all manner of Greek food and wine, vendors with imported art and wares, and live music and dance performances. Also, this area has an active South End Neighborhood Association, which backs programming including an annual holiday party in December at South Olive Tennis Center, by South Olive Park. “Everybody knows everybody, for the most part,” Lu says of the neighborhood. The neighborhood’s crime score is just slightly above the national average, according to the CAP Index.
Route 1 is a hub of activity
U.S. Route 1, also dubbed South Dixie Highway, places myriad restaurants, shops and more within walking distance for many. “Shopping is abundant along South Dixie Highway with everything you need from home décor to professional services and stylish boutiques,” says Jefferson Kiely of Kiely Real Estate, whose office is in the neighborhood. Shops range from a balloon store dubbed Airplane Balloons to The Spark Boutique, a women’s clothing store. The Spark neighbors Aioli, one of Lu’s favorite spots to grab a bite to eat. “For lunch, Aioli is somewhere we go very often,” Lu says. “It’s a great place for lunch, packed every single day. Line out of the door.” Don Ramon Restaurante Cubano up the road is very popular, too, Lu says — liked not just for its Churrasco steak but also for its live piano music. And Aioli is across the street from the Shoppes At Palm Coast Plaza, home to Winn-Dixie, where locals can grab groceries and other essentials.

Schools like South Olive Elementary are well-regarded
The School District of Palm Beach County covers this area, a system with a B-plus overall rating on Niche. The area’s South Olive Elementary offers an afterschool care program five days a week and carries a B-plus grade of its own. The International Baccalaureate Middle Years Programme is an option for students at the B-minus-rated Conniston Community Middle and the B-minus-rated Forest Hill Community High has the IB Diploma Programme and programs in topics like culinary arts and criminal justice.

Interstate access is easy in South End
Arteries like Southern Boulevard and Forest Hill Boulevard connect residents with nearby Interstate 95, which can take drivers up and down the rest of the region. Boca Raton is just about 23 miles from South End on I-95, for example. I-95 can take people up to Palm Beach International Airport, too, only a half-dozen miles away. Also, Route 1 here has multiple stops in the area’s PalmTran bus system.
