A developing suburb in west Salt Lake County
Granger is a suburban West Valley City neighborhood that started off as a farming community in the 19th century. West Valley City, the second-largest city in Utah, was once two separate communities called Granger and Hunter before it was incorporated as its own municipality in 1980. Today, Granger is a suburban area with a popular high school and sidewalk-lined residential streets. “Granger High School is a pull for people to move here,” says Michael Wolters, a Realtor with Keller Williams Salt Lake City, who’s been selling homes for over two decades. Like much of western Salt Lake County, Granger is growing rapidly, and upcoming developments continue to encourage the area’s trajectory. The University of Utah plans to start constructing a new hospital nearby in late 2024.

Mid-1900s homes that are selling quickly
Granger has newly constructed townhomes that range from $300,000 to $500,000, depending on size. There are also mid-1900s split levels and ranch-style homes priced between $400,000 and $650,000, depending on age and size. Some larger homes built in the early 2000s can cost between $700,000 and $900,000. Properties sell quickly in Granger because of its location in West Valley City. “It’s less expensive on the west side. And the east side is pretty full, especially from the influx of people from out of state,” says Donna Crawley of Presidio Real Estate. On average, homes sell after 29 days on the market compared to the national average of 44 days. Homes have open grassy front lawns and metal or wood-fenced backyards. People can park their cars on paved driveways, small one-door garages or carports. Wide sidewalks are available for daily activities like walking dogs in the a.m. or going on an evening run after work.

Concerns of mountainside living
The entire Salt Lake Valley area experiences air quality issues, especially in the summer and winter. Because of its topography, polluted air gets trapped in the area, negatively affecting ozone levels. The Utah Department of Air Quality constantly monitors the quality and works to reduce air pollution. Since the Salt Lake Valley has an arid climate, the area also deals with wildfire season from July to October.
